Before you write an offer, walk these spots yourself:
Electrical panel — outdated parts, loose wiring, heat marks
Outlets & switches — loose, warm, or dead
Under every sink — leaks, rust, cabinet-base damage
Taps & toilets — pressure, drainage, weird noises
Bathrooms — cracked caulk, stained grout, soft floors
Kitchen — cabinets, under-sink, and every included appliance
None of this has to kill the deal. It just tells you what to price in before you sign.
