The average home selling price in the GTA sits at $993K—a decrease of roughly 3% from last year, marking a continued shift that favours buyers. For those following the condo market, the average apartment price stands at $618K, also trailing the previous year’s figures. The smallest condos—micro units under 500 sq-ft—have seen the sharpest depreciation, with limited appeal for end-users and buyers now opting for more spacious alternatives.

What’s especially notable: in Early-Q3, about 98% of GTA neighbourhoods with at least five condo sales saw units go for less than list price, giving active buyers significant negotiating leverage. Even single-family homes experienced underbidding in close to 92% of neighbourhoods, but condos remain particularly sensitive as investor demand cools and more investor-targeted units linger on the market.
