Today, I’m stepping aside from our regular real estate talk to shine a light on something equally close to my heart - local small businesses ⁠🫶

These places not only add charm and character to our neighborhood but also help knit our community together. As a proud resident and a passionate real estate agent, each one has a special place in my heart (and my shopping cart!). ⁠

One of the questions I commonly get asked as a Realtor working with buyers is, “What happens if our offer gets accepted?” ⁠

Firstly, congratulations are in order 🎉 - but there are MANY steps to be completed before we make it to the finish line. And let me tell you, time moves FAST! So every second is crucial to landing smoothing on closing day.⁠

Every real estate transaction is different, however these are the steps that typically follow any transaction. ⁠

1) Provide the deposit 💸 ⁠

First things first, is your deposit. This a gesture of good faith to demonstrate your serious intention to buy the property.⁠
The amount is negotiable and outlined in the contract. ⁠

2) Meet your conditions ⁠

The clock’s ticking so it’s time to get serious and meet any conditions that may be listed in the offer. These could be financing, a home inspection, sale of property or others. ⁠

3) Contact a lawyer ⚖️ ⁠

Most buyers I work with do not have a real estate lawyer in mind to help close their sale. I always recommend my buyers a list of local lawyers that I have personally worked with in the past. My suggestions? Call them to receive a quote on how much their office charges for closing a real estate sale. Closing costs can rack up QUICK, so it’s important to shop around and gather as much information as possible.⁠

4) Do your due diligence.⁠

Remember, it’s your responsibility to understand everything about the property, the neighborhood, the HOA, and anything else that could impact your experience of living there —before you sign on the dotted line.⁠
