If you’re purchasing a newly built home, you may qualify for the HST New Housing Rebate — and it can mean serious savings.

Here’s how it works ⬇️

✔️ Ontario HST = 13% (5% federal + 8% provincial)
✔️ The provincial portion (8%) is typically rebated on most new builds
✔️ The federal portion is rebated on homes priced under $450,000 (phased out up to that amount)

Ontario’s legislature has passed Bill 60: the Fighting Delays, Building Faster Act, 2025, introducing major reforms to the rental and landlord-tenant framework. 🏘️📜

Here’s what it means in practical terms ⬇️

✔️ Faster eviction process for non-payment of rent — landlords can now issue a notice after just 7 days instead of 14 before applying to the Landlord & Tenant Board.
✔️ Reduced appeal timelines — the window to request a review of a Board decision is now 15 days, tightening dispute timelines.
✔️ Fewer compensation requirements when landlords end a tenancy for personal use if proper notice is given.
✔️ Tenants must pay part of claimed arrears before raising counter-issues in hearings — limiting delays.

Supporters say this gives landlords more predictability and control — especially in a tight, low-vacancy market — and helps reduce backlogs at the Landlord & Tenant Board.

Critics argue these changes could make evictions easier and put pressure on renters already facing high costs and housing instability.
