Welcome to 49 King William Street — St. George, Ontario Some homes just feel right the moment you arrive. This is one of them. Nestled on a quiet street in the heart of St. George, this solid brick raised bungalow sits directly across from King William Park — a front-row seat to green space, fresh air, and the kind of neighbourhood where kids still play outside. Wide lot, double garage, and a long list of updates already done. All that's left is for you to move in. Inside, the main floor offers three bedrooms, a bright living and dining room, and an eat-in kitchen with a brand new oven. Step out from the kitchen onto the back deck and you've got a great space to barbecue, relax, or watch the kids play in the massive backyard. The lot is wide and deep — room to breathe, room to grow. Head downstairs and you'll find a fully finished basement with a large family room, a fourth bedroom, and a full bath. The walk-up to the garage makes it a natural fit for in-law living or a private guest suite. The big ticket items? All done. Furnace, A/C, hot water tank, garage door, deck, fencing — all updated and all owned. This home is truly move-in ready. St. George is a warm, welcoming community known for its famous Apple Fest and small-town charm. You're just minutes from Brantford, and a quick drive to Hamilton, Cambridge, and the 403 — close enough to everything, far enough from the rush.

Some houses sit in a great location. This one is the location. Tucked down a quiet lane with its own postal code and just one neighbour (a gem, we're told), this charming 1887 century bungalow puts you steps from the Grand River, Lion's Park, and every shop and restaurant that makes Paris one of the most coveted small towns in the country. You are not near downtown Paris. You are in it. The board and batten exterior gives this home serious cottage character, low maintenance and high on charm. Peek-a-boo views of the Nith River and a canopy of mature trees make this setting feel more like a retreat than a neighbourhood. Inside, nearly 1,000 sq ft has been thoughtfully updated while keeping every bit of its personality intact. Two good-sized bedrooms, a roomy living room with a cozy gas stove, and a kitchen that somehow manages to be both modern and completely charming. A copper sink and panelled dishwasher? Yes. Updated appliances and finishes? Also yes. The updated 4-piece bath is clean and modern. The mudroom off the back handles laundry without sending you to the basement. And that basement? Fully insulated, dry, good ceiling height, and ready for whatever you need it to be. Outside, a multi-tiered deck gives you real entertaining space without demanding your weekends. The detached garage works great as a workshop and has power, plus there's a bonus shed with power too. Man cave? She shed? Both? You decide. A wheelchair ramp from the driveway makes access easy. The yard is low maintenance. And when you are ready for action, downtown Paris is literally steps away. This is a rare one. The kind of place people stay in for decades, and the seller is sad to go. Character. Location. Charm. This is Paris living at its finest.

Where Charm Meets Opportunity. Some homes just feel right the moment you walk in. This beautifully kept 1927 beauty on Devonport Street is one of them. Sitting on a deep 157-foot lot — a rare find in this part of Hamilton — there's room to breathe, play, garden, or simply enjoy the space that most city properties can't offer. Inside, you'll find over 1,190 square feet of thoughtfully maintained living space, which puts this home well above many others currently on the market. The main floor welcomes you with stunning hardwood floors featuring intricate detailing that you just don't see in newer builds. The open-concept feel makes the space light and airy, and the fully updated kitchen — complete with new appliances — makes cooking a genuine pleasure. Upstairs, two comfortable bedrooms share a beautifully renovated bathroom. The layout also allows for an easy conversion back to three bedrooms if you need the extra room down the road. The basement is clean, dry, and full of potential — ready for whatever you have in mind.
Step outside and you'll love how connected you are. Quick highway access and nearby GO Transit service put Burlington, Toronto, and Niagara all within easy reach — whether you're behind the wheel or not. Nearby you'll find schools, parks, shops, and everything a busy day might call for.
This one checks every box — character, space, updates, and location.

🙃 You thought your first home was perfect… until life got bigger.

Even realtors like Alex go through the same moments our clients do — realizing their cozy, charming house isn’t keeping up with their growing family.

A dog, a baby, more stuff, and the space that once felt perfect starts to feel cramped. It’s not about wanting “more stuff” — it’s about needing a home that actually works for the way life happens.

That’s where the VanDyk Method comes in. It helps you see what you can afford, plan your next move, and take control — without guesswork or stress.

Some of the best moments in real estate come from people I’ve met along the way.

An agent from the GTA reached out to me about a listing in Brant County. We hadn’t talked in a long time, but he trusted me to help with the buyers who were showing interest.

One of those buyers turned out to be a great match. I worked with a kind couple who said they liked how honest and easy to talk to our whole team was.

We helped them buy the property, and now they’re turning it into their dream home for their retirement.

This reminded me how important relationships are.

You never know when someone you met years ago will reach out again.

Realtor-to-realtor referrals mean a lot to me, and I’m always thankful for them.
