Ontario HST rebate shields new home sales
The Ontario HST rebate continues to play a vital role in supporting new homebuyers, particularly in the GTA, where we’ve just seen single-family home sales reach 692 units—an impressive 47% above the 10-year average. In total, new home sales hit 907, though the benchmark price has adjusted downward by 14.6% compared to last year. Meanwhile, condo sales are lagging, sitting 78% below average, largely due to restrictions on tax incentives.

Having spent nearly three decades advocating for homeowners and guiding clients through every market cycle, I know how important thoughtful policy and smart incentives are to your real estate journey. Whether you’re buying your first home or considering your next move, understanding how these figures and rebates impact your options is essential. Experience, results, and trust—these remain at the heart of every transaction.

Canadian housing markets show regional diversity
After nearly three decades in real estate, I’ve seen firsthand how Canada’s housing markets can move in different directions at the same time. Right now, we’re witnessing a clear example: Calgary and Edmonton are experiencing a slight cooling, but continued population growth is supporting their markets. In contrast, British Columbia is seeing some price declines, and Ontario’s trends are quite varied depending on the area. Meanwhile, Montreal is facing affordability challenges as more homes come on the market. Understanding these regional differences is key to making informed decisions—whether you’re buying, selling, or simply watching the market. My commitment has always been to guide clients through these shifts with trust, experience, and a deep understanding of what’s driving change in every corner of the country. EXPERIENCE. RESULTS. TRUST.

Ontario Condo Closings Face Value Gap
Ontario condo buyers are facing an unexpected and daunting value gap at closing—some purchasers are discovering they owe up to 30% more than what their new units are actually worth today. This difficult scenario arises when the market value of a pre-construction unit drops below the original contract price, and banks only lend based on current appraisals, not those earlier signed figures. For many, this means not having enough closing funds to complete the purchase, a heart-wrenching situation after waiting through lengthy pre-sale periods, permit delays, and construction slowdowns. As someone who has guided clients through countless closings and complex negotiations over my nearly 30 years in real estate, I know just how critical it is to have a trusted advocate and clear understanding at every stage of the process. We’ve seen the market shift dramatically since Ontario’s seller’s market heyday, with some developers even canceling deals when costs rose, which led to increased scrutiny and calls for accountability. The contracts buyers sign are often far from straightforward, with limited ways out—typically just a 10-day cooling-off period, or the rare case when occupancy dates aren’t met. Navigating these situations takes experience, careful attention, and a commitment to standing by clients well beyond the transaction. In times like these, having the right guidance truly makes a difference.

Ontario Builders Prepare for Growth with New Investments
After nearly three decades in Ontario real estate, I’ve witnessed many market shifts, but few as impactful as the current tariff disputes between Canada and the U.S. These escalating costs are adding $9,000–$14,000 to the price of building a single home, and $18,000–$28,000 for mid-rise units. It’s not just about numbers—these increases affect everything from material supply and construction jobs to the overall affordability of homes in our communities. As someone deeply committed to advocating for homeownership and guiding clients through changing landscapes, I understand the ripple effects these challenges can have on buyers, sellers, and the local market. Staying informed and prepared is more important than ever to make confident decisions and protect your investment.

Ontario HST Rebates Boost New Home Sales
After many years in real estate, I’ve witnessed firsthand how government policy shapes what’s possible for Ontario’s homebuyers and builders. The recent temporary HST relief is a perfect example: industry advocates have long argued that tax reductions can play a real role in improving affordability, sparking more sales, and restoring buyer confidence. Yet, as we’ve seen, temporary fixes often fall short—especially when rollout delays and uncertainty leave buyers, builders, and developers waiting for answers, and important projects remain stalled.

Builders today are already juggling rising costs for materials and labour, lengthy approval processes, and a maze of fees and levies. Highrise condo projects, in particular, face unique challenges; their long timelines make short-term tax relief far less effective. From my years working closely with clients and collaborating with fellow REALTORS®, I know how critical it is to tackle these barriers head-on if we want to see real progress.

Industry voices are calling for permanent HST relief, ideally removing the tax on new homes altogether. This bold move could help Ontario reach its ambitious goal of building 1.5 million homes by 2031. As someone deeply committed to advocating for homeownership and the future of our communities, I believe these conversations matter—because the right changes can help more people achieve their homeownership dreams.
