The rules just changed for modular homebuilding in Canada.
On May 7, CMHC announced Prefab Plus, a new insured mortgage program that lets buyers purchase a factory-built home with as little as 5% down. Funds are advanced in staged draws tied to construction milestones, not as a single lump sum.
And to put that in perspective: this is the first time the federal government has built a dedicated financing pathway specifically for prefab and modular construction.
What this means practically:
→ More buyers can now qualify for a modular home
→ The staged draw structure finally matches how modular builds actually work
→ Multi-unit modular is now eligible under ALL CMHC programs, including MLI Select. No pilot access required.
