Brighton Market Update: What’s driving the price shift? 🏠🔍

If you looked at the dip in the median listing price from April to May, it’s easy to think home values are dropping across the board, which in some cases they are, but there is more to the story!

When we compare April to the May numbers , the shift down from $757,500 to $597,500 comes down to the types of homes hitting the market:

More entry-level options: April's numbers were skewed by a wave of higher-end properties. In May, we saw a influx of 59 new listings (up from 44 in April), bringing a larger share of townhomes, semi-detached, and more affordable detached family bungalows into the mix.

A healthier mix for buyers: This influx of accessible inventory is exactly why active options grew to 123 homes. It didn't mean neighborhood values crashed; it just meant the average price tag of what was available became much more practical for the everyday buyer.

The proof is in the sales: Because more approachable properties became available, buyers jumped back in! Homes sold twice as fast—dropping from 110 days on market in April to just 55 days in May—and total sales climbed up to 20.

The Bottom Line:
The price change reflects a change in selection, not necessarily a loss in home value. It’s a healthy sign that Brighton is offering a balanced mix of properties that buyers are ready to move on.
