Important HST Rebate Announcement!
The 2026 Ontario HST housing rebate (effective April 1, 2026) removes the full 13% HST on new homes up to $1 million, offering a maximum $130,000 rebate. This applies to new builds or substantial renovations used as a primary residence. The rebate scales down for homes priced up to $1.85 million, with $24,000 available at that threshold.

Key Details on Ontario HST New Housing Rebates
• Targeted Savings (2026-2027): For new homes purchased between April 1, 2026, and March 31, 2027, the province is removing its portion of the HST, often in coordination with federal rebates. Construction must start on or before December 31, 2028, and be substantially completed by December 31, 2031.
• Eligibility: The home must be a new build or substantially renovated, and it must be your primary residence (or for a close relative)

An example rebate calculation for 3 Appaloosa Path is as follows;
$799 777.00 Inc HST List Price
+$24 000.00 Former Ontario New Housing Rebate Factored

Why is the former Ontario New Housing Rebate added to the List Price?
When you look at the price of a new home, the HST is already included. The builder has also already applied your Ontario New Housing Rebate to that price. That means buyers don’t have to apply for the rebate themselves or wait to get money back later. The savings are already built in. Think of it like a discount that’s already been taken off before you see the price.
Rebates, eligibility and qualifications must become law to apply. Please check with your Accountant or Lawyer for updated information.
