Day 1,3 and 5 on site. If you think the real estate is crazy last year, you gonna be shocked for this year. Every couple days we receive a raise from suppliers. Just yesterday, steel goes up by 10%, aluminum goes up by 8% and vinyl goes up by 5%. We can’t even give a fair estimate to how much it’s gonna cost to complete the house anymore😧

Too many people have called asking me if the land is for sale. Unfortunately it’s not, instead I could sell you a land with a modern house on it😎 just to let you guys know it’s not worth to buy land in Brossard anymore because the land is so expensive and the new by-law from the city won’t approve you to build whatever you want neither something you wanna build to sell for making profit. These lot I listed already have the building plan approved from city early last year, whatever left is gold.

I’m selling this one which probably is the LAST NEW duplex in Brossard walking distance to Panama REM. (800meters away) You get to enjoy the whole main floor and 2nd floor whiling legally renting the basement. ( but that’s optional in case you want a inter-generational family, this one works perfectly fine) Since it’s a double garage, you might wanna share one with your tenant to get extra rent😁. anyone who doesn’t want to spend too much money for the monthly mortgage yet want a quality house, this is the ONE, plus you get the benefit of the REM, it’s a no brainer to make money whilst enjoying living in there and also being a landlord.

On a very cold day, work started at 9am, the inspection was finish around 12:20pm, the result was satisfying. Congratulation to my clients that they purchased the last new construction plex on the market. And they were super lucky because another offer with higher price than us was presented 2 hours after the seller signed on our offer. Phewww🤣
