Closed my first 8-plex sale in Montreal, and man, I learned a lot on this one.

Commercial deals hit different than residential. Everything takes longer, especially confirming the transaction. On a residential deal, financing is usually wrapped up in a few weeks. Commercial deals can take 60, sometimes 90 days. And when buyers go through CMHC's MLI Select program, where the government insures up to 95% of the financing, that can stretch to 3 or 4 months. Why? Because the bank isn't just underwriting your salary. It's underwriting the deal itself: the property, the income it generates, the plan for it. Whole different puzzle. And when buyers come from outside Quebec, there's a few extra layers on top of that.

At the end of the day, my seller clients got exactly the result they were hoping for, and we locked in their sale this year on what turned out to be a really smart investment.

Alright... this post is VERY late! 😅 For one reason or another, I keep failing to get these out quickly. Better late than never though.

Congrats to my amazing clients on the purchase of their first home together! 🏡🔑

Very original story with this one, we found the house and ended up notarizing (singing for the purchase) 8-9 months later because that's what worked for my clients. We had to think outside the box to make it happen, but we found a way. 🥂

Honestly, it makes me so happy to know that people I respect and admire put all their trust in me for what is probably going to be their biggest purchase in the next 5-10 years.

On top of that, huge land and probably the biggest residential pool I've ever seen in an amazing area. Go make some great memories in there, I know you will. Congrats! 🎉

Histoire vraiment particulière avec celle-là: on a trouvé la maison et on a fini par notarier (signer l'achat) 8-9 mois plus t**d, parce que c'est ça qui fonctionnait pour mes clients. Fallait sortir des sentiers battus pour que ça marche, mais on a trouvé une façon de le faire. 🥂

Honnêtement, ça me rend tellement heureux de savoir que du monde que je respecte et j'admire me font confiance à ce point-là pour ce qui va probablement être leur plus gros achat des 5 à 10 prochaines années.

En plus de ça, un terrain immense et probablement la plus grande piscine résidentielle que j'ai vue de ma vie, dans un secteur incroyable. Allez-y, créez-vous de beaux souvenirs là-dedans, je sais que vous allez le faire. Félicitations! 🎉
