Well, this is kind of cool…

Winning any type of award was never on my radar when I started my career in real estate. I actually never thought I’d be good enough to achieve something noteworthy like that. I have to say, (as much as we make fun of realtors who brag about winning awards 😜) it really is a good feeling.

🎉 A few shout-outs are in order...

➡️ To my clients who have taught me so much this past year and encouraged me to keep growing. Your trust in me is EVERYTHING.

➡️ My previous brokerage for their kindness, support, and guidance. They hold a special place in my heart.

➡️ My new brokerage family for inspiring me to keep investing in myself and try new things - even if they scare the crap out of me.

➡️ Most importantly, my family who love and support me despite the crazy schedules and late nights.

How would you sum up your 2022? I’m struggling. I’ve tried writing this like 5 times!

So, I’ll keep it simple.

▫️We welcomed our sweet labradoodle Hershey into our family
▫️Found our perfect home and bid (a bittersweet) farewell to Waterdown
▫️Conan went back to school IN PERSON and joined pretty much every club and activity available - he may have missed school just a bit 😜
▫️I watched my business thrive this year - surpassing any projections I had set for myself back in January
▫️Endless new home projects and plans

2022 brought so much change - good change - and I’m excited to see how those changes continue to manifest in 2023.

October’s Market Carousel 🔄

Flip through and see how Oakville, Burlington and Milton are trending since August - it may surprise you.

Now, everyone knows (or should know) it’s impossible to predict with any degree of certainty, how average sale prices will trend in the following months. There are signs of stabilization in some property types in the region - but only time will tell.

The effects of interest rate increases can take several months to really filter through the market and show their true impact. Is there room for prices to decline further into 2023? Absolutely. Do we know with 100 percent certainty this will happen? Heck no. It’s a gamble. That’s why I never suggest to try and time the market.

My advice is always to connect with your mortgage agent and Realtor to evaluate your unique circumstances. Buying a home is a personal decision and should never be influenced by what everyone else is doing or saying about the market.

Really evaluate your finances, needs and situation and make an informed decision.

While monthly rental prices continue to climb, we are back to last summer’s sale prices here in the GTA. August’s average sale price for all residential property types was $1,079,500, compared with $1,070,098 in August 2021 (TRREB MLS Statistics).

You’re probably aware that mortgage interest rates are UP - Bank of Canada announced on September 7th that they're increasing their policy interest rate by 75 basis points to 3.25%. Moreover, they are signalling that further rate hikes may be to come this year with the next announcement scheduled for October 26th.

What are you seeing in your market? Do you think prices will continue to decline, or have we reached the bottom already?

Happy August 🌺

How will you spend your August? Any exciting plans? We have a few day trips planned and my sister and her family are visiting from the UK for a few weeks – which we are so EXCITED for! I haven’t seen my little nephew since before the pandemic, so I’m looking forward to seeing the little man (Conan may be a little bit excited as well 😜).

While we’re on the topic of summer, we’ve really been enjoying ours so far. Being in our new home has been a surreal experience. We were dreaming of this home for a couple of years and what it would be like, but expectations are just that. Living it – well, that’s something else entirely. I have an even stronger appreciation for discipline, hard work and sacrifice – manifesting our goals hasn’t been easy but my god, is it worth it!

I don’t show enough behind the scenes of my day-to-day life in real estate. It’s not all beautiful home tours and easy sales (this isn’t Selling Sunset). For every happy client, there were 10 others who ghosted me the week before. It comes with the territory. But, when I receive feedback from my clients like this, it really does reaffirm I’m exactly where I should be. I feel incredibly humbled and thankful. So, thank you to my clients for this thoughtful review. It quite literally made my week.
