House hunting can be hard work, and if you’re not careful you can get burnt out. So make your house hunting work for you, instead of working yourself into the ground with these tips.

1. Book showings ASAP. If you’re interested in a home, don’t delay on getting a showing. The sooner you see the house, the sooner you can put an offer in!

2. Sign up for your agent’s alerts. This will ensure that you’re up to date on the newest listings that fit your criteria so you don’t have to spend hours scouring the MLS®!

3. Define your areas of interest. When you know where you want to buy a home, you can drill down into those neighbourhoods rather than looking at every house in the city.

4. Define your budget and goals. House hunting becomes 100 times easier when you have a set budget and stick to it. Going into it knowing what you’re looking for + why can help you narrow it down even further so you find exactly what you want.

5. Get pre-approved for a mortgage! Sellers love a pre-approved buyer and are more likely to consider your offer if you have a pre-approval. Because things can move quickly after a showing, getting pre-approved before even seeing a house will put you ahead of other buyers.

🚨 𝗕𝗮𝗻𝗸 𝗼𝗳 𝗖𝗮𝗻𝗮𝗱𝗮 𝗔𝗻𝗻𝗼𝘂𝗻𝗰𝗲𝗺𝗲𝗻𝘁!

Today, the Bank of Canada increased its policy interest rate by 0.75 percentage points – raising the benchmark rate to 3.25 per cent, the highest level since 2008.

This marks the fifth rate hike so far in 2022 — to put it into perspective, Canada’s key interest rate sat at just 0.25 per cent in January of this year – and, the Bank of Canada is signalling that the key rate “will need to rise further” to tackle high levels of inflation.

If you’re looking to buy a home, you’ve probably heard fixed-rate and variable-rate thrown around a lot when it comes to mortgages. Let’s review the difference between the two!

So a fixed-rate mortgage has the same interest rate every month. You know exactly what your mortgage payment is going to be for every month of your loan because it doesn’t change.

But a variable-rate mortgage has an interest rate that can change. The interest rate changes from time to time due to the market, so your monthly payment will change over time.

Both of these mortgage types have their advantages and disadvantages. If you’re wondering which one is best for you, I recommend talking with a lender as they can answer all of your questions.
