Buying a home in Ontario in 2026 has changed!
There is no denying that the way people buy homes has changed in the last decade, even more so in the last 5 years. The idea of going to post secondary, getting a job and then buying a home all before the age of 25 seems like a fantasy to many now.
If you follow the model of go to school and get a job, save money for 20% down, then yes, you will be 40 years old before you own where you live. The average age of first time home buyers in Ontario is now nearly 40 to back this up.
What if there was a different model? What if thinking outside the box a little meant you can buy now and begin building some equity sooner?
When I bought my first house I was 27 years old, single, and had a good job. There was NO WAY I could buy a house on my own. So I joined forces with my sister and we bought a house TOGETHER! By combining our income and resources, we bought a nice little bungalow in Burlington and I lived there for 7 years. In the 7 years I was there, we built up a good chunk of equity, which allowed me to sell my half back to my sister and buy the home where my family has been now for the last 18 years.
Was it easy? Not all the time. Was it my dream to live in a basement apartment of a house I owned? Not really! It did allow me to build a LOT of equity quickly and use that as a launch pad for my family. There is NO WAY I would be where I am today with out having that first step.
The point is that it may be possible if you are willing to make a few changes, adjust your thinking a little, and do something towards your long term vision.
