July's numbers need a little context. 📊
Yes, sales were lower compared to last July but the number of new listings coming to market also dropped significantly.

📍 Halton
Sales: 682 | ↓ 6.4% YoY
New listings: 1,523 | ↓ 17% YoY
Year-to-date sales: 4,292 | ↓ 1.3%

📍 Toronto
Sales: 2,173 | ↓ 1.4% YoY
New listings: 5,169 | ↓ 16.5% YoY
Year-to-date sales: 14,076 | ↓ 0.7%

So while July itself was quieter, the year-to-date sales numbers in both Halton and Toronto remain much closer to last year's levels.

For buyers, fewer new listings can mean less fresh inventory to choose from. For sellers, it means your strategy still matters especially when it comes to pricing and positioning.

The numbers are useful. Understanding what they mean for your move is what really matters. 🏡
