❗️Stop taking the listing price so seriously❗️

The listing price is one of several marketing tools that is used to generate interest in a property.

A Seller has the right to set the list price at whatever amount they believe is the best strategy to sell their home.

They can intentionally decide on an asking price that seems low, high, or in line with the market value.

It’s important to note that Appraisers and Real Estate Agents only base value off of sold listings.

Why?

Market value is defined as what a Buyer is willing to pay for a home.

When you’re buying a home, make sure your agent is providing some information on recent sales before putting in an offer. This will help you make a confident decision and helps your agent negotiate on your behalf.

In October 2021, my team had a new townhouse listing that was getting a lot of activity.

Rene called me wanting to put in a pre-emptive offer, over $250k above our list price.

I remember freaking out on the inside but having to keep it cool on the phone and act like our clients would *maybe* consider it.

I got off the phone thinking “this guy isn’t messing around, but he was still very personable.” From that moment, I was rooting for him to win.

To no surprise, he ended up winning and I was genuinely excited for him and his clients.

A few weeks later when I was at a home inspection, the inspector mentioned that Rene was looking to hire more agents. I jumped at the opportunity.

Fast forward to almost 2 years later. Rene has been an amazing mentor, boss, and most of all, friend.

He puts his clients first, is always looking for ways to level up, and exudes confidence while remaining humble.

I’m so grateful that he has become a part of my real estate journey and am proud of all he has accomplished!

Whether you’re getting help from a co-signer or you are the co-signer, remember this before you sign your life away.

One of the best parts of my job is connecting with industry professionals that help keep us and our clients safe.

My lawyer was discussing co-signing and brought up 2 great tips.

#1) Even if your co-signer is a family member or someone you could never see yourself having a falling out with, ALWAYS have your lawyer write up a Trust Agreement. 

It eliminates the potential for tax consequences for the co-signers, and also indicates that the primary buyers are the ones who have beneficial interest in the property. 

#2) If you’re at your max budget, look into a co-signer. 

Having a co-signer for “extra protection” is way easier than not having one and trying to work things out on the closing date if something changes. 

If the market shifts and the appraisal comes in low, or something happens with your job and you can’t afford it- you risk being on the hook for the difference in price, or lose your deposit which makes up a chunk of your down payment.

You’re no stranger to HGTV- you probably even have a copy of Joanna Gaines book, “Homebody”. 

You want to update your home- but is it worth it? 

Ideally, you want things like a well-appointed kitchen and a different layout in your ensuite. You know these things aren’t a quick fix, or cheap, so you decide to wait it out.
