Tammy Phinney Team

Tammy Phinney Team National Award-Winning Team artfully representing some of the finest homes in Canada. What ever you choose It’s all about you, and where you come to life.

Often, the best answers start with a great question … "Why do you want to move?" We all are asked that question from time to time. So … "Why do you want to move?" … is it about upsizing, downsizing and rightsizing, about building, protecting and leaving the "nest". It's about finding your home.

Two Burlington girls who got here the long way.

Jana spent her twenties in Spain, Asia and Australia teaching English, working hospitality, learning to read a room full of people who didn’t share her language. If you’ve seen our videos, you’ve seen her thinking. Every concept is hers. She won’t hand you the answer, she gives you pieces and trusts you to put them together. And when it’s time to negotiate, she reads the other side the way she once learned to read a room in a language she didn’t speak yet.

Megan started in brokerage admin, working for a few of the top teams in the region — the job where you watch every deal get made and every deal get fumbled from six inches away. Eventually she stopped watching and wanted in. Ask her what a house is worth and she’ll tell you, and she’ll be right. Not a hopeful number. The real one. That’s the skill that decides how your sale goes.

Nobody here is trying to be good at everything. That’s the whole strategy.

Buying or selling this year? Come meet them.

Two open houses, one afternoon. Sunday, 2 to 4.

27 Bronte Court, Waterdown — $775,000. Some homes are updated. This one is finished. Kitchen, bathrooms, staircase, paint, closet doors — all already done. Three bedrooms, a finished lower level, and a deck and pergola out back. Freehold, at the end of a court, ten minutes from four GO stations. Jana will be there.

35 Southshore Crescent #221, Stoney Creek. Some moves are downsizing. This one is just less lawn. One level, secure building, and a fifth-floor terrace with the lake in front of you. I’ll be there.

Come to whichever is closer. They’re 25 minutes apart if you’re feeling ambitious. Links in the comments 🤍

Some houses make you choose. This one doesn’t. There are five bedrooms — real ones, not four and a den — and four full bathrooms, so the morning rush isn’t a negotiation. The main floor opens onto panelling and custom millwork instead of a hallway, and it keeps going out the back, where the yard is less a yard than a series of rooms — a pool, deep gardens, and three separate patios that catch the light at different hours of the day. It’s the kind of house that was built for having people over and then lived in by a family who actually did. 1729 Riverbend Court, at the end of a quiet court in East Credit, Mississauga. $1,749,900. Look at ceilings.

That’s not a renovation. That’s coffered plaster, custom millwork, panelled walls, built-ins fitted to the inch — the kind of work that takes real trades real time, and doesn’t get done on a flip schedule.

You can always tell

Not from the finishes. From the small things a family leaves behind without meaning to.

Then count the doors upstairs. Five bedrooms. Not four and a den, not three and a “flex space.” Five actual bedrooms — which means the teenager, the guests and the home office all get somewhere to go, and none of them are in the kitchen.

Then look at the garden. Twenty years of it. Perennials that got that size the slow way. A limestone trail. A pool with water spilling over stone. Patios that turn up where you weren’t expecting one.

You can paint a wall in a weekend. You cannot buy square footage, trades, or a garden that mature.

The particulars: 5 bedrooms. 3 full baths upstairs, another full bath down. A study, a media room, a music room. Two separate staircases to the lower level — so it functions as its own floor, not an afterthought.

1729 Riverbend Court — East Credit, Mississauga. End of a quiet court.

Toronto’s skyline. Viewed from a comfortable distance.

Some driveways announce themselves. This one just quietly widens, walks you past the hydrangeas, and hands you a remarkable custom built home on Lake Ontario.

You already know what shoreline costs on the other end of this lake. The gates. The hedges. The eight-digit arithmetic.

This is the same lake.

143 Lake Street, No. 5 — hidden in one of Grimsby’s most exclusive private enclaves. An arched entry that makes guests slow down without knowing why. Past the door: a pool, a garden patio, and a Great Room, a breakfast room with a window tall enough to make a Tuesday feel like an occasion.

$3,250,000. Same lake. Different arithmetic. 🤍

We don’t do rushed showings here. Come for the house, stay for lunch! DM to book.

JUST LISTED!!
27 Bronte Court, Waterdown — $775,000

Some streets you drive down. Bronte Court you’ll want to stay on.

Tucked at the end of a quiet court, this freehold 3 bedroom townhome works whether you’re buying your first place, raising kids who need a street they can actually play on, or trading a big house for a smarter one.

The kitchen is why you’ll book the showing twice. Fully renovated — white shaker cabinetry, black hardware, subway tile, quartz counters, stainless appliances — and it opens straight through to a living room big enough for the sectional you already own. It photographs beautifully and it entertains even better.

Upstairs, three bedrooms that have each already been given a job. One is a nursery with sage board-and-batten and a window full of leaves. One holds a queen bed and a desk without either one apologizing. The primary takes a king, plus a wall of closets and room to walk around all four sides. Upgraded closet doors throughout, refreshed bathrooms, and high-grade laminate running the whole way up the rebuilt staircase.

Downstairs is where the house gets generous. The finished lower level is a full second living space — movie night, room for the gym, a corner for the desk, and enough floor left over for a toddler and every toy they own. Fresh paint, soft carpet, warm and bright for a basement.

And the backyard? New landscaping front and rear, plus a deck and pergola built for long summer evenings.

Then there’s the neighbourhood. Soccer fields and ball diamonds, a splash pad, a skating loop in winter, a dog park, hiking and biking trails. Harry Howell Arena and its two ice pads are down the road. Ribfest takes over Memorial Park every summer.

From Clappison’s Corners you’re under ten minutes to Burlington, Dundas, Hamilton and Aldershot GO, with the highways right there when you need them.

Freehold. No condo fees. On a court. $775,000. 🏃🏽‍♂️🏃🏻‍♀️

COMING SOON — East Credit, Mississauga

Some homes are maintained. This one has been adored.

Set at the end of a court, this one has been in the same careful hands for years — and it shows. Custom millwork throughout. 5-+1 bedrooms, five baths, and a primary suite you’ll want to see for yourself.

Out back, an in-ground pool with a natural waterfall, a limestone trail shed, lush perennials, mature trees, and patios for every hour of the day.

Streetsville, the Credit River trails, BraeBen Golf, Heartland and sought-after schools — all minutes away.

455 Charlton Ave E, #206 — $2,300/month

Two bedrooms. Two bathrooms. One view that you will love!

796 square feet at the foot of the escarpment, where the city glitters on one side and the trail starts on the other. Quartz counters, lots of cabinetry cabinets, a breakfast bar that seats four. The second bedroom hides behind frosted glass doors and will happily pretend to be a den, an office, or a dining room, depending on your week.

Underground parking steps from the elevator. A locker big enough for two! Laundry that lives with you instead of in a basement with a coin slot.

Gym. Party room. Bike storage. Three hospitals, McMaster, and every good patio on James and Augusta, all within minutes.

Come see it before someone else does.
