Sellers still think it’s 2021.
Buyers think it’s 2008.
And some days, I still think I’m 25. 😂
Unfortunately, the market doesn’t care what any of us think… and neither does my body when I wake up and am quickly reminded that I am, in fact, no longer in my 20s.
Managing expectations is the name of the game right now.
🏡 Sellers: Yes, the market has shifted. No, you probably aren’t getting what your neighbour got during the COVID real estate craziness. But take those wild few years out of the equation, and many long-term homeowners are still sitting on some pretty incredible equity.
🔑 Buyers: Yes, there are some great opportunities out there. You have more choice, more negotiating power, and more time to make decisions. But this also isn’t a 2008-style fire sale where every seller is desperate to give their house away.
A well-priced home is still a well-priced home. And sometimes coming in way below asking just because “the market is down” isn’t a strategy… it’s just a really good way to annoy the seller.
The best opportunities right now are going to the people who understand where the market actually is — not where it was, where they wish it was, or where their neighbour told them it was.
Stay realistic. Manage those expectations!
