The listing agent did everything wrong…
My fiance and I were on the hunt for our first home for quite a while.
Being a real estate agent, I had my eyes peeled for the perfect place that checked all our boxes.
I finally found not one, but two properties that I thought could work, mostly because I absolutely loved the location.
When I walked into the property we're in now, I immediately saw the opportunities. It was 25 years old and super dated, which meant lots of value and potential.
The area was perfect with new condos coming in, close to transportation, a basement apartment that was already occupied by a clean tenant.
Plus a bonus of two parking spots!
As my fiancée and I looked around, she turned to me and asked, "What do you think?"
I was curious about her opinion because I knew I loved it, so I said, "No, what do you think? I don't want to spoil it."
Her response? "I hate it."
I was gutted and also laughed. But once I explained my vision and what I could see in the property, she was sold.
In the end, we got it! And for a great deal, too.
Here's why: the listing agent did everything wrong.
Everything was labeled incorrectly, so no one would have found this gem on a search for what we were looking for.
In fact, something similar sold for $250,000 more than what we got it for in the end.
This experience taught me two important lessons.
First, it matters who lists your property. Make sure you hire someone experienced who knows how to market.
Second, find a buyer's agent who can find you a diamond in the rough!
Especially as an investor, you don’t have the time to constantly be sifting through listings, trying to determine if it actually has what you need.
So find someone who knows what to look for and can do the leg work to find those hidden gems.
