🔹APPOINTMENT CENTRE

📍As we approach the end of the month, our appointment centre booked 3,236 total appointments which is a 1% increase over the previous week. Despite seeing a year over year decrease in monthly appointments, we saw sales overshadow new listings by 16%.

♦️Our appointment/sold index dropped again this week, returning to where it was 4 weeks ago at 8.9, illustrating renewed buyer confidence. Inventory is still holding steady while sold properties continuing to surpass new listings, and we have yet to see a shortage in properties despite this trend.

‼️Although our top price ranges had seen some shifts over the past few weeks, each region seems to be returning to what we were seeing throughout most of last year.

In Hamilton, lower and mid-range price points are returning as most popular aside from the $1-2M price range that remains at #1. Halton is seeing those high price ranges returning to the top of the chart with the $1-2M and $2M+ price ranges occupying the top two spots. The Niagara region is witnessing lower price ranges between $400k and $550k returning as most popular.

🔹APPOINTMENT CENTRE

After back-to-back double digit increases in showings, the market has settled in and for the first time in a while appointments last week decreased when compared to previous weeks.

Friday was our busiest day with just over 600 total appointments. Regarding our monthly stats, we were narrowing the gap over the last 2 weeks however, this week’s reduction in appointment numbers has led to a 14% decrease compared to 2023 but there is still time for this gap to lessen as the month progresses.
The appointment/sold index remained almost identical to last week with only a very slight increase.

Sales are still up over new listings, and although we are experiencing a trend towards inventory absorption we have yet to see a shortage in properties, but that remains a destinct possibility.
Our top price ranges continue to remain fairly consistent, with the $1-2M price range at the top in all three regions. Hamilton continues to see mid-range price points as most popular and Halton is seeing mid-range price points creeping into the top five between the high end ranges that are typically most popular in the area.

Niagara is seeing mid and higher range price points also making an appearance among the typical lower ranges that have been popular in this region.

Federal Budget and Capital Gains Increase. 📈

No capital gains tax in principle residence.

$250k gain no change for individuals

$500k gain $156,129 tax (+$22,304)

$1,000,000 gain $334,563 (+$66,913)

Must close sale of property by June 25th, 2024 to take advantage of old rules.

Real estate is still a wealth builder with proper planning.

♦️APPOINTMENT CENTRE

🔹Coming off a 25% increase last week over the week before, April continues to be a very robust month for appointments. With a 12.4% week-over-week increase, with our busiest day being Friday with over 700 appointments, which we haven’t seen since Friday June 16th of 2023. The gap between our total appointments in April 2023 vs 2024 is steadily closing, with the current year over year difference currently at only -6.2%.

The appointment/sold index dropped to 9.3, down from 13 showings per sold property last week. Our sales, at nearly 400 this week continue to overshadow our new listings, possibly triggering an inventory shortage in the weeks to come, making this an ideal time to put your home on the market.

Regarding our top price ranges, Hamilton and Halton are continuing to see the $1-2M price range on top. Hamilton has remained similar to previous weeks with ranges between $550k and $800k being most popular. One notable change in the area though is that the much lower $450-500k range is at #5 as this well priced inventory gets snapped up. In Halton, Our highest price ranges remain popular but some lower price ranges are also making an appearance, namely the $550-600k range at #4.

Finally, Niagara is seeing higher price ranges than usual on the top charts, more specifically the ranges above $700k
