How you register the title isn’t just paperwork, it determines what happens to your share if life takes an unexpected turn.

In Ontario, you typically have two ownership options:

✨ Joint Tenancy (Right of Survivorship)
If one owner passes away, their share automatically transfers to the surviving owner. This can allow the property to bypass probate, helping avoid court delays and additional estate costs.

✨ Tenants in Common (Ontario, Canada)
Each owner holds a separate share of the property — equal or unequal. If one owner passes away, their share becomes part of their estate and is distributed according to their will (or Ontario’s succession laws if there’s no will). This structure is often chosen when partners contribute different amounts, have blended families, or want more control over estate planning.

Welcome to your new chapter! Whether it’s a condo in downtown Burlington, a townhouse in Milton, or a detached home in Oakville 👏
Before the boxes pile up, here are a few smart first-day moves I recommend to my home buyers:
1️⃣ Change the locks (or reprogram smart locks)
You never know how many copies are out there — previous owners, contractors, realtors. Quick update = instant peace of mind.
2️⃣ Replace the toilet seats
Simple. Affordable. Fresh start. Enough said.
3️⃣ Deep clean before moving in
It’s so much easier when the home is empty. Floors, baseboards, inside cabinets, vents. Condo owners don’t forget fan coils and dryer vents!
4️⃣ Locate your main shut-offs
Find your water shut-off valve, electrical panel, and (if applicable) gas shut-off. In condos, know where your panel and water valve are. Emergencies don’t wait.
5️⃣ Test smoke & carbon monoxide detectors

Most sellers think getting ready to sell means paint, fixtures, and big projects.
But if buyers were walking through my house in the next few days, that’s not where I’d start.
Here’s what I’d focus on first and in this order:

1. Clean everything and not just surfaces.
Baseboards. Grout. Windows. A dirty home quietly signals that corners may have been cut elsewhere.

2. Do a smell check.
Pet odors, mustiness, old food, heavy fragrances. You may need a friend for this as you may stop noticing smells in your own home.

3. Remove more than feels comfortable.
Buyers can’t imagine their life in clutter. Instead, they feel rushed and distracted by it.

4. Fix the small, nagging things.
Loose handles. Chipped paint. Leaky faucets. Small issues make buyers assume there are bigger ones.

5. Only then look at updates.
Paint, fixtures, and finishes work after the home feels cared for not before.
Order matters more than budget.
