October 2025 Burlington Market Update 🏡
October brought a slight increase in home sales compared to September, but overall activity remains below last year’s levels, marking the lowest year-to-date sales since 1999.
Key Highlights:
Benchmark price: $875,600 – nearly 13% lower than last year
Sales-to-new listings ratio: 50%, helping to keep inventory in check
Months of supply: just under 4 months
Price trends:
Apartment-style units saw the largest year-over-year declines (over 10%)
Detached homes experienced the most significant year-to-date price drops
By area: Burlington 33 & 36 saw the largest price reductions (12%), Burlington 38 the smallest (under 6%)
With new listings holding steady but sales slowing, inventory has slightly increased, emphasizing the importance of working with a local REALTOR® who knows the Burlington market inside and out.
