Where the pavement turns to gravel and the noise stops.

This renovated bungalow sits on 0.66 of an acre that runs more than 600 feet back into mature trees, a protected ravine and a creek at the rear.

The Hamilton-Brantford Rail Trail is steps from the door, and Dundas, Ancaster and Highway 403 are minutes away. The main floor is open, bright and completely carpet free.

A thoughtfully designed kitchen with quartz counters and pot lights opens onto its own balcony overlooking the yard.

Three bedrooms and a 4-piece bath complete the level. The lower level is a genuine walk-out: fully finished, with a large rec room, WETT Certified wood fireplace, patio doors to the rear deck, a fourth bedroom and an updated 3-piece bath - excellent guest space, home office or studio.

The major work is behind you. Septic system replaced 2020, exterior repainted 2020, board and batten siding approximately 2015, rear deck 2021, central air and forced air gas heat.

Outside there are perennial gardens, a shed, parking for three and the kind of quiet, treed setting that is almost impossible to find this close to town.

Greenbelt and conservation land at the back and sitting on just over half an acre.

Ever walk into a house and just feel your shoulders drop?

That happened to me today.

Showed a place in Dundas. Four bedrooms on paper.

But that is not what it is.

It is a kid finally getting their own room.

It is a door you can close when you need ten quiet minutes.

It is space to stop apologising for how the house feels right now.

Numbers on a listing sheet never tell you that part.

You have to walk in and feel it.

If your house has gotten too small for your life, send me a message. Let’s talk about what comes next.

```
Hamilton just took development charges off new homes for 3 years.
Mar 30, 2026 to Mar 31, 2029.
That is tied to $572 million in infrastructure money. The province says it can take up to $100,442 off the cost of building a new home.
Stack the HST rebate on top of that.
Sign for a new home between Apr 1, 2026 and Mar 31, 2027 and you can get up to $130,000 back. They are putting both together and talking more than $230,000 off a new build.
That is not just for first-time buyers. It is for a family buying new as the next house.
It only counts if you buy new. It does not apply to the house you are selling.
The buy side got cheaper. You still have to sell the starter, buy the bigger one, and not end up carrying two mortgages.
That sequence is the actual problem.
Comment BLUEPRINT and I will send you how we time both sides.
$75,000 just came off this listing. 💥
0.66 of an acre. A creek and a ravine in your backyard. Zero neighbours staring into your kitchen. 🌲
Renovated bungalow, walkout basement, quartz kitchen, and still minutes from Dundas and the 403.
The big stuff is done. Septic, siding, deck, paint. You just move in. 🔑
New price: $999,900
If you are constantly maneuvering around toys and trying to find a place to put your cup of coffee… you know what we’re talking about. ☕🧩
Your home was perfect, and then your family grew (which is wonderful!), but now your space is bursting at the seams.
When I talk to families, the number one thing holding them back isn’t that they can’t afford a bigger place, it’s the order of operations. The fear of “what if we are stuck between homes?” is real.
Don’t guess. Don’t wait. Download The Growing Family Blueprint. 🗺️
I wrote down the 5 steps my clients follow to transition smoothly from the space they’ve outgrown to the home they need, without the panic. It’s free and takes 10 minutes to read.
🌳🌲Ever feel like your backyard is basically your neighbour’s backyard?
You can see into their kitchen. They can see into yours. Someone starts a leaf blower and it’s a whole event.
This one’s the opposite.
0.66 of an acre. More than 600 feet of it running back into trees, a ravine, and a creek. No one behind you but the forest.
And you’re still close. Dundas, Ancaster, and the 403 are minutes away. The rail trail is right at the end of the road.
Inside, it’s done. Renovated bungalow. Open main floor, no carpet anywhere. Kitchen with quartz counters and its own balcony over the yard.
Downstairs is a real walkout. Rec room, wood fireplace, a fourth bedroom, updated bath. Space for guests, an office, whatever your family needs next.
Septic, siding, deck, paint. All done in the last few years. Nothing waiting for you.
Price just dropped to **$1,024,900** ‼️
If your kids are tripping over each other and your neighbour knows your business, this might be the fix.
Send me a message and I’ll walk you through it.
