🔹MARKET PULSE

June was a challenging month across all of the markets we serve. When we combine the results of both of our companies we were down 3% compared to June 2023, considerably outperforming all of the real estate boards we trade under. One month does not a trend make, however our YTD numbers far exceed what is happening in our local markets.

The Canadian Real Estate Association (CREA) recently changed their forecast for 2024 from a 10.5% gain over 2023’s unit sales to a 6.1% increase. CREA went on to say it “anticipates a gradual rebound in the national housing market... We think that markets will be stronger in the back half of the year, as the economy holds up and more meaningful interest rate relief is delivered.”

RE/MAX Escarpment and Niagara have kept pace with CREA’s original forecast for the year, and exceeds their revised forecast by 33%, with our agents well ahead of our competition, outselling them by nearly 4.5 times.

🔹 APPOINTMENT CENTRE

📌This week, our appointment centre booked a nearly 20% increase in appointments with our busiest day, Thursday, seeing 546 total appointments that day alone.

🔺In the last 6 years there have only been 5 Thursday’s which exceeded 500 appointments, once in early June 2019 where we came off a slow Q1 and somber spring market, and the rest were mid July and the fall of 2020, following a period of decline and uncertainty due to Covid. This could prove to be a bellwether for a brisk market going forward.

In addition, the gap between our 2023 and 2024 monthly appointments has decreased significantly with a -20% gap rather than the nearly -30% gap we saw last week.

📍Sales this week slightly surpassed the 4 year average for the month of July (257 property sales) which illustrates a consistency to overall sales during the month of July.

The appointment/sold index dropped to 8.4, which is approximately where it was two weeks ago. This combined with new listings surpassing solds, suggests that buyers are thoughtfully curating a list of properties which either get reduced to the market price or are newly listed and priced with precision.

🔹Our top price ranges saw some interesting shifts this week, as Halton saw the $550-600k and $650-700k ranges in the #2 and #3 spots, which are much lower than the usual price ranges that have been most popular in this region.

Niagara saw the $1-2M range drop from the charts altogether in favour of ranges between $450k and $800k. As usual, Hamilton has remained fairly consistent with the exception of the $450-500k range which climbed to #3 this week.

🔹APPOINTMENT CENTRE

This week included the July 1 Canada Day holiday, resulting in a 4.2% decrease in overall appointments. While the start of the week was noticably lighter in appointments, they increased substantially starting July 2. Overall in June, appointments were down 33.24% when compared to June 2023.

Our Appointment/Sold Index rose to just above where it was 3 weeks ago, sitting at 11.9 appointments on average per property sold. New listing inventory outpaced sales by a large margin, resulting in more choices for buyers.

Top price ranges in our #1 and #2 spots in both Hamilton and Burlington stayed exactly the same, while Niagara’s top spots inched up slightly. The remainder of our top 5 in Hamilton saw an increase in the lowest range from $450 to $650, while Burlington’s lowest popular pricce point was $550-600k. Niagara saw demand for the $1-2M range drop slightly.

🔹APPOINTMENT CENTRE

🔺The last time Canada Day was on a Monday was 2019 where we had a large increase in appointments prior to the 3 day long weekend followed by a large decrease the week that contained the 3 day long weekend.

In 2024 where Monday was the July 1st holiday we saw the same pattern, however the appointments-to -sold index averaged 9 over the past 5 years with this week’s number coming in at 8.3, after remaining above 10 for the past 2 weeks.

Sales remain strong and continue to outpace new listings (by 4 properties this week) where this pattern has played out most of of Q2, which has been divergent with the last 5 years with new listings outnumbering sales by nearly 100 properties from 2019 to 2023 for the same week. Consumers have clearly set their sights on new inventory which is value priced in real time.

Our top price ranges saw some changes this week. The $1-2M range is still on top in both Hamilton and Halton, and it slowly climbing back to the top in Niagara. Halton is once again seeing our highest price ranges occupying the top three spots.

Hamilton remained fairly consistent to previous weeks with mid to high price ranges occupying most of the top spots.
