JULY MARKET UPDATE

This week, we’re looking at some encouraging trends for buyers across Ontario and here in Burlington & Niagara:

📊 According to MPAC, the number of homes valued under $500,000 continues to grow.
In Ontario, that price point represented 67% of homes in 2016, dropped to 17% in 2022, and has now increased to 24%.

🏡 In St. Catharines, homes valued below $500,000 have increased from 18% in 2022 to 36% today, creating more opportunities for buyers.

🏢 Nearly half of all condominiums across Ontario are now valued below $500,000, compared to roughly one-quarter just four years ago.

📈 Inventory increased in June.
While we’re still below the higher inventory levels seen last fall, the market is showing positive momentum.

Sales in Niagara were up 9% year over year, appointment activity increased 4.8%, and months of inventory improved from 6.6 months last June to 5.2 months this June.

🏦 The Bank of Canada has also reaffirmed its 2% inflation target, reinforcing its long-term commitment to price stability.

Taken together, stable prices, improving inventory, and a growing selection of homes under $500,000 are creating better opportunities for buyers who may have been priced out during the peak of the market.
