🍂 A LITTLE HOMEOWNER REMINDER FROM YOUR REALTOR! 🏡

The weather is still beautiful, so before the temperatures drop and winter arrives, take a few minutes to drain your exterior water lines and shut off the water supply to your outdoor taps. 💧❄️

Why? Water left in the lines can freeze, expand, and potentially cause burst pipes and costly water damage.

✅ Disconnect your garden hoses
✅ Shut off the interior valve to your exterior taps, if equipped
✅ Drain the remaining water from the line
✅ If you have a sprinkler system, make sure it’s properly winterized, too!

A little preventative maintenance now can save you a BIG headache later!

Enjoy these beautiful fall days, take care of your home, and get ahead of Old Man Winter. 🍁

That’s just one more way to protect your biggest investment!

Think Brad. Think HBO. 🏡

Oakville home prices jump 3.1 per cent to $1.37 million in September 2026
A quick Oakville update: in September 2026, the average home price landed at $1.37M. That’s a 3.1% bump from August, but still 2.5% lower than the same time last year. Sales activity cooled off, down 17.3%, and new listings dipped by 19.4%. If you’re curious about the breakdown, detached homes averaged $1.74M, while condos ranged between $699K and $1.17M.

Having spent over two decades working with buyers, sellers, and investors in Oakville (and across Hamilton and Burlington), I’ve seen how these numbers can feel both promising and uncertain. There’s no perfect moment to jump in or out of the market—the best time is when it fits your life. My role is to make sure you always have the facts and options clearly laid out, so you can make the decision that’s right for you.

GTA Homebuyers Benefit from Lower Prices and More Options
This September saw home sales in the Greater Toronto Area dip by 9%, with 5,040 transactions recorded. The average price also edged down, now sitting at $1,006,409. New listings are down 14.4% as well, and it’s clear that economic uncertainty and higher borrowing costs are making buyers pause. Over my 21 years helping clients across Hamilton, Burlington, Oakville, and nearby communities, I’ve seen the market shift in all directions. What remains constant is that there’s rarely a ‘perfect’ time—just the right time for you. My approach is always about cutting through the noise, sharing the facts, and helping you weigh your options so you can make decisions that fit your life. That’s how I live out “Think Brad, Think H.B.O.”—with straightforward advice you can trust.

GTA Homebuyers Gain More Choices as Prices Stabilize
There’s been a noticeable shift in the GTA market: in September, home sales dipped 9% to 5,040, while new listings dropped even faster—down 14.4%. Average prices slid 5.1%, and active listings fell 9.3%. That leaves about 5.2 months of inventory, and we’re seeing properties spend a bit more time on the market.

I’ve always said there’s no perfect time—just the right time for you. Whether you’re looking to buy, sell, or invest, I’m here to give you the straight facts and honest insight, so you can make the decision that fits your life and your goals. "Think Brad, Think H.B.O." means straightforward advice, every time.

Ontario's Regional Housing Picture Varies
One thing I’ve learned across 21 years working with buyers, sellers, and investors in Hamilton, Burlington, Oakville, and nearby communities: Ontario’s housing market can look completely different depending on where you’re standing. Right now, Northern Ontario cities like Sudbury, Thunder Bay, Kenora, and Sault Ste. Marie are standing out as sellers’ markets—showing real resilience, even while the broader housing landscape faces challenges. It’s a great reminder that every city, and even every neighbourhood, has its own story. For anyone considering a move, it’s important not to assume one-size-fits-all when it comes to market conditions. This latest outlook singles out those Northern communities for their ongoing strength, and highlights why comparing areas individually is so valuable. My approach has always been straightforward: get the facts, understand your options, and focus on what makes sense for you and your family—because there’s no such thing as the “perfect” time or place, only the right fit for your needs. That’s the heart of “Think Brad, Think H.B.O.”

🇨🇦 THE REALITY OF TODAY’S ECONOMY… AND WHAT IT MEANS FOR REAL ESTATE. 🏡

Tariffs. Rising energy costs. Economic uncertainty. Affordability challenges. Interest rates.

Canadians are feeling the pressure. 💰

With grocery bills up, wages struggling to keep pace, and concerns about a potential recession, it’s no surprise that people are taking a closer look at their finances and their biggest investment — their home.

📉 So, what does this mean for the real estate market?

✔️ Buyers are being more cautious.
✔️ Affordability remains a major concern.
✔️ Sellers need to understand current market conditions.
✔️ Pricing, preparation, and strategy matter more than ever.

But here’s the thing…

There’s no universal “perfect time” to buy or sell.

The right time is when it makes sense for YOU, your family, and your financial situation.

My advice? Don’t make decisions based on headlines alone. Get the facts, understand your options, and make an informed move.

If you’re wondering what’s happening in Hamilton, Burlington, Oakville and beyond (HBO), let’s talk.

No pressure. No hype. Just an honest conversation.

🏡 Think Brad. Think HBO.

Ontario Builders Prepare for Growth with New Investments
Something buyers, sellers, and investors across Hamilton, Burlington, and Oakville should have on their radar: ongoing tariff disputes between Canada and the U.S. are now pushing Ontario home construction costs up by $9,000–$14,000 for single-family homes and $18,000–$28,000 for mid-rise units. That’s not just numbers on a page—these increased costs affect everything from the price of materials to jobs and overall housing starts, making affordability a bigger challenge across the North American market. There’s no perfect time, but understanding the facts and knowing what’s really driving prices helps you make the right decision when you’re ready. As always, I’m here to keep the process straightforward and transparent—so you can move forward with confidence. Think Brad, Think H.B.O.

Ontario Real Estate Sales Slow
If you’ve been keeping an eye on Ontario’s real estate scene, you know things are never one-size-fits-all—and late-Q3 was no exception. Across our local markets, we saw 1,100 home sales as activity found its own pace, with sale prices shifting from community to community. For example, one county saw 138 homes change hands at an average price around $516K, with 442 new listings and 979 homes on the market. Meanwhile, another area held steady with 118 sales, but its average price softened to about $635K, and those properties took about 60 days to sell. Then there’s the third county: just 31 sales, but prices climbed to an average of $857K—up nearly 27% month-over-month and 8% year-over-year.

What does all this mean if you’re thinking about buying or selling? It’s simple: Ontario’s housing market is deeply local, and what’s happening in one neighbourhood may look totally different in the next. That’s why straightforward, area-specific advice matters—especially during municipal election season, when housing is on everyone’s mind. After more than two decades guiding clients across Hamilton, Burlington, Oakville and beyond, I can tell you: the best time to move is when it’s right for you. My job is to give you the facts and help you make the call that fits your family’s needs—no hype, just honest guidance.
