Great house.
Great neighbourhood.
Checks almost every box.

But it backs onto a busy road.

Some buyers won’t even consider it. Others are completely fine with it if the house and price are right.

That’s the funny thing about real estate... one person’s dealbreaker can be another person’s “I can live with that.”

Sometimes the houses that need cosmetic work come with the things that matter more long term... a better street, a better lot, a layout that works, or fewer compromises you can’t fix later.

Paint, flooring and kitchens can change.

Location can’t.

Most people don’t decide to move because the market tells them to.

Usually, it starts a lot more casually than that.

A listing pops up. You send it to your spouse. Then you start wondering what your house might sell for. Then suddenly… you’re paying attention.

Funny how quickly “we’re not moving” can turn into “should we go see it?”

Back to school time makes me think of a big reminder for buyers and sellers out there: A neighbourhood at 10 a.m. can feel very different at 3:15 p.m. 🚗🎒

If school proximity matters, check the street when school is actually happening.

Traffic, buses, pickup lines, parking and busy sidewalks can completely change how the area feels.

A second drive-by can tell you a lot.
