Think you’re ready to buy?
1️⃣ First thing is of course having enough money for down payment. Either in savings or in home equity.
BUT 2️⃣ Don’t forget about closing costs.
Factor these in as well:
➡️ Legal fees, land transfer tax, and title insurance. Save up another 1.5% of your purchase price to cover these costs. And then on top of that, you should think about the new maintenance costs you’ll have after buying.
➡️ Things like monthly utility costs, repairs to the A/C & furnace, plumbing or electrical upgrades/fixes…things break down unexpectedly.
Down payment is the biggest chunk of what you need to save, but don’t forget about the rest! Everyone keeps asking me the same thing lately…
“What’s actually happening in the market right now?”

Here’s the honest answer 👇

We’re seeing real momentum this spring.
Sales and new listings have been steadily picking up month over month since January—just at a more balanced pace than last year. And honestly? That’s not a bad thing. We’re still early in the spring market, and if history tells us anything, May and June are where things really get moving.

The recent rate hold from the Bank of Canada has also helped settle some of the uncertainty. Buyers feel a bit more confident. Sellers are starting to lean back in. So if you’ve been sitting on the sidelines waiting for a “sign”… this might be it.

📊 What the numbers are showing...

While prices are still down compared to last year, we’re starting to see subtle month-over-month improvements in most areas:

Burlington: $876,100 ⬇️ 1.9% (⬇️ 8.0% YoY)
Cambridge: $686,000 ⬆️ 1.5% (⬇️ 5.4% YoY)
Haldimand County: $644,700 ⬆️ 1.3% (⬇️ 6.0% YoY)
Hamilton: $685,900 ⬆️ 1.4% (⬇️ 7.7% YoY)
Kitchener-Waterloo: $650,400 ⬆️ 0.1% (⬇️ 6.7% YoY)
Mississauga: $958,700 ⬇️ 2.7% (⬇️ 7.4% YoY)
Niagara North: $683,500 ➖ (⬇️ 6.1% YoY)

🏡 What’s happening locally (and what it means for you)

Year over year, we’re still seeing:

Fewer sales
Slightly lower average prices
More time on market

But here’s the part that matters more right now:

👉 Month over month is improving

Sales ⬆️ 14.7%
New listings ⬆️ 20.3%
Prices (HPI) ⬆️ 1.4%

Inventory is shifting too. While it’s still a bit tighter than last year overall, we’ve seen more homes hit the market recently—bringing us to about 4.5 months of supply.
💬 My take

This isn’t a “hot” market… and it’s not a “bad” one either.

It’s a more balanced, more strategic market.

Which means:

Buyers have more choice (and a bit more breathing room)
Sellers need to be intentional with pricing and presentation

And the homes that are positioned properly?
They’re still moving—and moving well.
