📈 AUGUST 2026 VANCOUVER MARKET UPDATE 📈

While the overall Metro Vancouver market slowed in July, my business has actually been quite busy helping buyers and sellers navigate today's changing market. 🔑

The hottest segment right now? Townhouses and duplexes. 🏡 Many condo owners are taking advantage of softer pricing and moving into larger homes that better fit their lifestyle. Buyers are active, but they're selective. Renovated, move-in-ready homes are getting the most attention, while properties needing work are sitting longer.

Inventory remains elevated, giving buyers plenty of choice. Some sellers have become frustrated with longer market times and are choosing to temporarily take their homes off the market. As inventory sits, we may continue to see prices adjust, particularly in the condo and detached house segment.

📊 July sales were down 9.8% year-over-year, led by an 18% drop in apartment sales. Benchmark prices across all property types declined roughly 1% month-over-month. Despite this, townhomes continue to show the strongest demand relative to available inventory.

📊🏡 June 2026 Vancouver Real Estate Market Update 🏡📊

The summer market is heating up! ☀️ After months of mixed activity, Metro Vancouver saw home sales increase in June, a positive sign that buyer confidence may be returning. Area by area it's different so consult with me on which areas show the most growth.

📈 Home sales increased 9.6% compared to June 2025, with 2,390 homes sold across Metro Vancouver.

🏡 Detached Home Sales: ⬆️ 13.7%
🏘️ Townhome Sales: ⬆️ 11.4%
🏢 Condo Sales: ⬆️ 6.1%

While demand is improving, inventory remains relatively high, giving buyers more selection and helping keep prices stable.

💰 Benchmark Prices:

🏡 Detached Homes: $1,842,900
🏘️ Townhomes: $1,046,200
🏢 Condos: $695,200

Although prices remain lower than a year ago, inventory is no longer growing at the pace we've seen over the last several months. If buyer demand continues to increase while new listings slow down, we could see inventory tighten and prices stabilize moving into the fall market.
