Vancouver Affordability Eases, but Relief Is Partial

We’ve seen earlier declines erase more than half of the affordability spike brought on during the pandemic, and while this is a positive step for those seeking to enter the market, Vancouver remains the most challenging city in the country for home ownership. Softer labour conditions in BC have kept pay growth modest, so even as prices come down, the full boost to affordability that many buyers are hoping for hasn’t quite materialized. The current market is reflecting that strain: resales are down, prices have softened across various property types, and a wider selection is now available as inventory levels remain high. For buyers, renewing mortgages at higher rates is definitely adding a layer of complexity, but overall, inventory remains steady and borrowing costs aren’t swinging wildly. Radon is an invisible, odourless gas that can be harmful to our health. But what’s being done about it in new construction here in Burnaby?

I’m on a Burnaby construction site taking a look at something most homeowners will never see — the radon mitigation system built beneath the concrete slab.

Under the current BC Building Code, new applicable Part 9 construction requires provisions for radon mitigation. Burnaby also has its own detailed Radon Mitigation Information Guide.

In this home, you can actually see the piping running from beneath the slab and venting above the roof. If testing later shows elevated radon levels, the system can be upgraded with a fan to actively draw gases from beneath the home.

It’s one of those important features you may never see in the finished home — but it’s good to know it’s there.
