📉 Bank of Canada cuts interest rate to 2.5%

For the first time since March, the Bank of Canada has lowered its key interest rate — down by 25 basis points to 2.5%.

Why?
A weaker job market, easing inflation (excluding gas), and reduced risks from U.S. tariffs all played a role in this decision. While uncertainty remains, Governor Tiff Macklem said the cut aims to better balance risks and support Canada’s slowing economy.

The Greater Vancouver housing market stayed in buyer’s territory this August, with sales activity slowing month-over-month as prices continued to ease. Inventory remains high, giving buyers strong leverage in negotiations.

🔹 Sales: 1,959 (down from July’s 2,286)
🔹 Total Listings: 16,242 (still elevated vs. historical average)
🔹 Benchmark Price: $1,150,400 (↓ 1.3% MoM)
🔹 Sales-to-Active Ratio: 12.4% ➜ Firmly a Buyer’s Market

📉 Buyers hold the advantage as prices soften and days on market climb.

Property Type Breakdown:
🏠 Detached: $1.95M | 47 Days on Market | 9.3% Sales-to-Active
🏘 Townhouse: $1.08M | 36 Days on Market | 15.8% Sales-to-Active

🔹 新掛牌:5,642 個(按月 -9.4%)
🔹 總放盤:17,168 個(仍較10年平均高 40%)
🔹 基準價:$1,165,300(按月 -0.7%)

獨立屋:660 宗成交(+0.5%),基準價 $1,974,400(-1.0%)

公寓:1,158 宗成交(+11.3%),基準價 $743,700(-0.6%)
