Great News for Homeowners and those looking to buy a home! 📉 The Bank of Canada just dropped its key benchmark rate from 4.25% to 3.75%!

Variable Rate Mortgage holders should immediately see their interest rates come down. Those with adjustable rate mortgages will see their payments come down while those with fixed payment variable rates will see the proportion of their payment going towards principal increase.

Those with HELOCs (Home Equity Lines of Credit) will see their interest payment decrease.

Fixed rates are not directly impacted by the BOC benchmark rate cut, however we saw fixed rates decrease last month as a result of declining bond yields which were in anticipation of the 0.50% BOC rate cut.

Lower borrowing costs results in greater affordability for home buyers and could lead to increased buying activity.

Homeowners with mortgages coming up for renewal who were worried about payment shocks can breath a bit easier now that rates have come down.

- The central bank believes that there is more demand in the economy than anticipated.
- The increase in rates is meant to bring supply and demand back into balance and achieve sustainable inflation of 2%.
- The Bank of Canada mentioned strong GDP growth, increased demand for services, a rebound in the housing market, and a tight labor market as factors influencing the decision.
- Canada's economy grew by 3.1% in the first quarter of the year, and inflation increased by 4.4% in April.
- The central bank had paused rate hikes since March to assess the impact of previous increases.
- The Bank of Canada will continue to monitor inflation dynamics and the outlook for consumer price inflation.
