2.25%. STILL WAITING.
Lower rates were supposed to bring buyers back.
The reality has been more complicated.
On July 15, the Bank of Canada held its policy rate at 2.25%. The next rate decision is scheduled for September 2.
Meanwhile, BC recorded 7,225 home sales in June—up 0.9% year over year—while the average price declined 0.8% to $946,878.
Activity is improving.
Confidence has not fully returned.
My take:
Lower rates do not automatically create higher confidence.
Buyers are still weighing four things:
PRICE
Is it worth waiting?
CHOICE
Will more inventory become available?
ECONOMY
How secure do income and employment feel?
RATE
Will September bring another change?
A single interest-rate number rarely moves a housing market on its own.
The real shift happens when rates, prices, inventory and confidence begin moving together.
低利率,不等于高信心。
当房源选择仍然充足,买家没有理由因为一个利率数字突然追价。
真正改变市场的,是:
利率 × 价格 × 库存 × 信心。
