The latest numbers from the Toronto Real Estate Board are out: sales are down by 12% in May (m/m) and new listing were up by close to 20% on a month over month basis. Average sales price is down by 6.2% month over month - reversing all the gain made in April.
That trajectory is exactly what the region needs. A market that is falling due to the force of its own gravity as opposed to an external shock. As we noted in recent communications, the acceleration in activity and prices in 2016 and early 2017 did not pass the logic test. Today’s numbers suggest that sellers agree with that assessment and are starting to take profit.
As for demand, the recent changes introduced by the Ontario government are creating a fog of uncertainty with regard to the future trajectory of the market – that fog is keeping many buyers on the sidelines. As we have noted in the past, the main impact of those changes is not the actual change but rather the impact of the uncertainty related to the changes on buyers.
In many ways the situation in Toronto today is similar to what we have seen in Vancouver in 2016 as the market started slowing after a strong 2015 performance, and the uncertainty related to the foreign buyers tax worked to accelerate the process. We have little doubt that the next few months will see the Toronto market continuing to soften and prices will face additional downward pressure. The softening in not only in the resale market. From conversations with developers over the past few weeks we learned that presale activity is slowing notably as well.
We view that trajectory as a very positive development, but given the lack of external shock as a trigger, we believe that this adjustment will be relatively short-lived, not unlike the situation in Vancouver where activity is already rebounding.
