In Canada, a lot of your real negotiating power lives in your conditions.

A home-inspection condition gives you a window to have the home professionally inspected - and almost any inspection turns up something worth addressing.

When it does, you can ask the seller to make repairs, request a price reduction or credit, or walk away if it’s serious enough. Pair it with a financing condition so your mortgage is fully approved before the deal goes firm.
Focus on what matters - health, safety, and the big systems like the roof, furnace, and foundation - and treat the report as a planning tool, not just a bargaining chip.

Summer buyers often get labeled as casual, but in many markets the opposite is true.

By June, a lot of buyers have already done the early work - they’ve talked to lenders, narrowed neighborhoods, and figured out what they can realistically afford. They’re not just browsing. They’re trying to make a move before vacations, lease renewals, relocations, or the next school year.

That sense of timing matters. Serious summer buyers often make faster decisions because they feel the calendar more clearly.

If you’re selling, this is a good reminder: don’t assume summer shoppers are less motivated. A well-presented, well-priced home can still move quickly when it matches what buyers are looking for.

The simplest ask in any home purchase is also the one buyers forget most: what actually comes with the house? 🏡

In Canada it comes down to two words: chattels and fixtures.

Fixtures are attached to the home and generally stay; chattels are movable - the fridge, the washer and dryer, the patio set - and don’t come with it unless they’re named in the Agreement of Purchase and Sale (APS).

So if you want them, ask - and spell them out in writing, right down to the make and model for big-ticket items. The worst answer you’ll get is no.

Wildfire danger is rising across Canada, and the impact is not limited to communities closest to the flames.

The latest national update reports 796 active wildfires, including 60 that are out of control, with approximately 1.4 million hectares burned this season.

Wildfire smoke can also travel thousands of kilometres, affecting air quality and health in communities far from an active fire.

A few important steps can help reduce the risk:

🔥 Remove dry leaves, branches and other combustible
materials from around your property.

💨 Monitor the Air Quality Health Index and local air quality
alerts.

🏡 Keep windows and doors closed during heavy smoke, and use high-quality air filtration or a portable air cleaner where possible.

🚶Reduce strenuous outdoor activity when air quality is poor.

🎒 Keep an emergency kit ready and know your evacuation
routes.

📱 Follow local fire restrictions, weather alerts and
emergency instructions.

Preparedness should begin before smoke reaches your community or an evacuation alert is issued. Staying informed and taking action early can help protect people, properties and communities.

The flames may pass, but smoke, soot and water damage can remain.

🏡 Here’s what many first-time buyers are overlooking:

The biggest savings often aren’t in the purchase price, they’re in the costs you can offset.

🤝 In a balanced market, sellers are often more open to offering concessions to help get a deal done.

But the real savings are usually on your side of the table:

✅ Land Transfer Tax Rebate: First-time buyers in Ontario can receive up to $4,000, with Toronto buyers eligible for even more.

✅ First Home Savings Account (FHSA): Save up to $40,000 toward your first home with tax-free growth.

📌 Knowing which programs you qualify for can save you more than a modest price reduction on the home itself.

When buyers walk into a home, the little things shape the feeling faster than most sellers realize.

Here are five details that make a home feel instantly inviting:

1. Natural light and open blinds
2. A comfortable temperature
3. Clean, fresh-smelling air
4. Clear surfaces and uncluttered rooms
5. A layout that feels easy to move through

None of these require a major renovation but together they shape how a buyer experiences the space.

That first impression matters. Buyers don’t just evaluate square footage and finishes, they pay attention to how a home feels in the first few minutes.

If you’re preparing to sell, start with the basics before chasing bigger updates. Often, the easiest improvements create the strongest emotional response.

When the temperature climbs, so can your utility bills but a few small moves now can keep your home comfortable and your costs down all summer. 🔥☀️

A handful of things make the biggest difference:
- Change your A/C filter and book a quick tune-up: a clean system runs cheaper and lasts longer.
- Run ceiling fans counter-clockwise so you can nudge the thermostat up a couple of degrees without noticing.
- Seal the easy leaks, weatherstrip doors, and add a door sweep so you’re not cooling the outdoors.
- Close blinds on the sunny side during the day: it’s a free way to avoid adding extra heat indoors
- Use the BBQ, microwave, or air fryer instead of the oven when possible.
- Wait until the evening to run heat, producing appliances like the dishwasher or dryer.

None of these take much time or money, but together they can save a real amount off your summer bills. They keep big systems like your air conditioning healthier for the long run!
