September Brings More Affordable Homes to Calgary Buyers
September brought a slight shift in Calgary’s real estate landscape, with home sales down by 3.8% and 1,650 properties sold. The city’s benchmark price softened by 0.8%, settling at $566,700. Notably, apartment prices experienced an 8.3% decrease, row homes dropped by 5.5%, and detached homes edged down 1%. Semi-detached homes, however, saw a modest 0.1% uptick. We’re also seeing fewer new listings and lower overall inventory. As someone who has helped clients navigate changing markets across Calgary, Airdrie, Cochrane, Okotoks, and High River, I know each shift brings its own opportunities and considerations for both buyers and sellers.

Calgary Buyers Find Great Value as Detached Home Prices Ease
In reviewing Calgary’s real estate landscape, I’ve noticed that detached home prices have seen a slight overall dip—down 0.95% to $739,400. The most significant decrease was in northeast Calgary, where prices dropped by 6.01%. East and north Calgary experienced declines as well, while west Calgary and the city centre recorded price increases. Apartments and row homes also softened, but semi-detached properties posted a modest gain. Having marketed homes throughout Calgary and the surrounding areas, I keep a close eye on these shifts to help my clients make informed decisions in every corner of our market.

Fall Decorating Trends - Take your favourite kitschy fall sign and throw the slogan onto a pillow. “When a house is filled with obvious seasonal motifs, novelty accessories or decorations that are very specifically ‘fall,’ it can start to feel more like a theme than a natural extension of the home,” says Candace Plotz, the principal designer with Candace Plotz Design in Renfrew, Ont.

Opting for richer colours over taglines is a more refined nod to the season. Moody purples and maroons, forest greens, and a hint of crisp white have an autumnal feel without being overwhelming. This is a great opportunity to play with texture too; incorporate rich wood tones and luxurious velvets.

Calgary Detached Homes Hold While Condos Sag
Calgary’s real estate market continues to show its distinct nuances as we head into late Q3. We saw 1,650 residential sales—a slight dip of about 4% year-over-year. The overall benchmark price settled at $566,700, also down roughly 1%, with inventory hovering near a four-month supply—indications of a broadly stable environment.

Detached homes, however, remain a standout in Calgary’s landscape. There were 896 detached sales, up more than 4% compared to last year. While their benchmark price eased by about 1% to $739,400, these homes still see strong demand, with sales-to-new-listings just over 50% and a little more than three months of supply.

In contrast, higher-density segments softened after a prolonged construction boom. Apartment condos recorded 343 sales, down nearly 14% year-over-year, and row-home supply exceeded four months for the first time since 2026 began. Benchmark pricing for apartment condos reached $291,400—a drop of over 8%—while row homes now average $412,400, which is an important figure for buyers weighing their options.

Seasonally adjusted prices have remained relatively steady compared to mid-Q3, hinting that some late-Q3 softness is a typical seasonal trend. Even so, Calgary’s resilient job market and positive net migration continue to support demand.

Designed with Katherine S. Gordon of Kasa Design, Gillian’s exquisite former home is more than meets the eye. The millwork above the fireplace hid a TV, and below the bookshelves along one wall, drawers concealed her kids’ toys. Gillian wanted the space to be hardworking and with open sight lines - especially considering the home was on a 33-foot-wide lot. “The home lived bigger than it actually was,” she says.
