🔥 Stats for August are here! 🔥 A record month once again for Calgary's housing market, but a push to more stability as compared to the growth we've been seeing in the past year

The months of supply in August was nearly three months. This is an improvement relative to earlier in the year, but conditions generally remain far tighter than typical August levels. However, some improvements in supply compared to sales have been slowing price growth.
As of August, the total residential benchmark price was $459,600, slightly lower than last month, but over nine per cent higher than levels recorded last year. The price gains have ranged by product type, with the highest gains occurring in the detached sector of the market.

It's never too late to start! If you're looking for investment properties there's tons of opportunity right now you just need to act on it👊

1. Know if you're going in for a buy and rent, long term gains goal, or if you want to go in for the flips the hard work and faster gains goal

2. Either strategy will work as long as you still get the property in the right location, there's better areas to rent and hold , then there's also better areas where you can do infill and flips compared to renting

3. Always know there will be extra costs and touch ups that will come out of pocket ontop of your initial investment , its part of the deal, BUT if you know what to look for you can avoid the bigger mistakes and make sure you get the property that will have a lower cost to maintain for you

4. This is a numbers game, at the end of the day you can love the property all you want, but if the numbers don't make sense you won't make the 💰

Make sure you know about this! Some people do not know that there are additional costs on top of the purchase price and down payment of your home 💲
Closing costs will be paid at the end of your real estate purchase, usually legal fees, admin fees, inspection if you haven't already, also the setting up of insurance on the house and getting the electric and gas running ✔
