Canada Needs Twice the Projected Homes | Discover Your Dream Home with us!
Looking for the perfect place to call home? Call us for the best listings!
Canada’s housing supply challenge is more pressing than many realize. According to the national housing agency, to restore pre-pandemic affordability, we’d need between 417,000 and 469,000 new homes built each year through 2036—well beyond what’s currently on track. Even now, projections indicate a persistent supply gap of 187,000 to 238,000 homes annually over the next decade. With construction expected to slow faster than demand, this gap is a real concern for anyone hoping to buy, invest, or lease. As a Realtor® deeply involved in Calgary’s residential, commercial, and rural markets, I see firsthand how this impacts both homeowners and investors. Much of the current building is already committed to ongoing projects, so bridging this gap means ramping up efforts in ways we haven’t seen before. The reality: Canada will need about twice as much new housing construction as is currently projected if we want to make meaningful progress on affordability in the coming years.

Housing starts and construction data for August 2026
August 2026 brought a noticeable shift in Canada's housing landscape: housing starts dipped by 1.3%, and urban starts saw a 2% decline compared to last year. Even more telling, completions dropped 11.2%. While a few regions showed some resilience, the national trend remains on a downward path. Navigating these changing numbers is something I focus on every day at Sheena and Rosh Issac Property Group, as we guide clients through buying, selling, and managing properties across Calgary. Whether you’re thinking about your next home or considering an investment, understanding these shifts is key to making informed real estate decisions.

Canada's housing markets show persistent regional splits
Across Canada, housing markets continue to reflect their unique local realities. In Toronto, the recent recovery has lost steam as prices slip, while Ottawa sees its home values on the rise. BC is still navigating price declines—though the pace has slowed. Montreal's ongoing affordability challenges remain a key concern. Here in Calgary and Edmonton, we're seeing a slight cooling, but steady population growth is providing an underlying strength to our market. As someone deeply involved in residential, commercial, and property management throughout Calgary, I see firsthand how these regional shifts shape opportunities for homeowners, investors, and tenants. Every market tells a different story, and understanding these nuances is essential to making informed real estate decisions.

Building Permits Data Release: What It Means for Canada's Housing Market
The latest release of Canada’s building permits data gives us a clear lens into where the housing market is headed. These numbers aren’t just statistics—they offer real insight into future construction momentum across Calgary and beyond. When building permits are strong, it’s a sign of growth: more homes being built, increased job opportunities, a steadier supply pipeline, and greater economic stability. On the other hand, a dip in permits can reveal a slowdown—potentially fewer new homes, tighter supply, and even some job impacts.

As someone licensed in residential, commercial, rural, and property management, I keep a close eye on these indicators to help clients—whether you’re buying, selling, investing, or seeking to manage property—navigate shifting market currents with confidence. Understanding these trends is key to making well-informed decisions for your next move or investment.

Canada Needs More Homes to Sustain Affordability | Discover Your Dream Home with us!
Looking for the perfect place to call home? Call us for the best listings!
As someone deeply involved in Calgary's real estate landscape, I pay close attention to the factors shaping our market’s future—especially housing affordability. Recent data points to a concerning trend: while Canada has seen some improvements in affordability, these gains are on shaky ground due to a slowdown in new home construction, particularly for ownership properties. To truly restore affordability to pre-pandemic standards by 2036, experts say we need between 417,000 and 469,000 housing starts each year—yet the supply gap remains stubbornly persistent.

In our major markets, we’re seeing most of the new additions coming from rentals, while ownership-oriented construction has tapered off. Even though more rentals help balance things out, it’s not enough to close the gap for future homeowners. Slower population growth has provided a bit of breathing room, but since construction has decelerated even faster than demand, there’s a real risk of falling behind once the market picks up again.

For those considering buying, investing, or making a move, this underlines the importance of keeping ownership construction strong today. It’s a crucial step to ensure that when demand rises, we’re not left with an even deeper shortage. My experience in residential, commercial, and property management means I’m always looking at the bigger picture—supporting clients in navigating these shifts and finding solutions tailored to their goals.

Calgary Resales Take a Temporary Detour | Discover Your Dream Home with us!
Looking for the perfect place to call home? Call us for the best listings!
Calgary’s resale market has taken a slight pause mid-Q3, with sales down 3.4% month-over-month and 11% compared to last year. The price index has also eased by 0.3% on the year, which suggests a gentler cooling rather than any dramatic shift. As someone who closely monitors Calgary’s residential and investment markets, I see this pattern aligning with what economists are saying: renewed trade tensions are fueling uncertainty, but the current slowdown feels more like a breather than a full reversal.

We’ve actually been seeing Calgary diverge since late Q1, when resale activity began to soften—an ongoing trend for about six months now. For homeowners and investors, this softer environment can mean equity growth is a bit more limited, which may put extra pressure on those facing mortgage renewals. With the central bank holding rates steady through late Q3 (and some economists hinting at a possible hike by year-end), it’s a moment for clients to review their options and stay informed on what these shifts could mean for their properties.

My role is to help clients navigate these nuances—whether you’re considering a sale, purchase, or simply want to understand your position in Calgary’s evolving market.
