It was a busy Thanksgiving weekend with so much to be thankful for including this conditional sale that firmed up a few days ago. Every family I work with has their own story about why they are moving on to their next chapter and this one gripped on to my heart extra tight. I could not be happier to see it all come together.

Sometimes I just can’t believe this is my job…so grateful 💝

Welcome to this well-maintained Cardel-built home, tucked away on a quiet cul-de-sac in the established community of Cranston. Offering 3 bedrooms, 2.5 bathrooms and an attached double garage, this is a fantastic opportunity to own a detached home in one of southeast Calgary’s most popular family communities. Step inside to a bright, functional main floor designed for everyday living. The open-concept kitchen and great room create an inviting gathering space, complete with a cozy gas fireplace and upgraded stainless steel appliances. Main-floor laundry and a convenient mudroom add to the practicality of the home, while central air conditioning keeps things comfortable through the warmer months. Upstairs, you’ll find three bedrooms along with a spacious, light-filled bonus room—perfect for movie nights, a playroom or a second family room. The primary bedroom features a walk-in closet and its own ensuite with a relaxing soaker tub. Outside, the sunny west-facing backyard is ready to enjoy with an oversized custom deck and gazebo—an ideal spot for summer evenings, entertaining or simply unwinding at the end of the day. The home has been thoughtfully cared for and updated over the years, including BRAND NEW CARPET throughout, a roof replaced approximately six years ago, hot water tank and water softener replaced approximately four years ago, and nearly all appliances upgraded. The undeveloped basement, complete with a 3-piece bathroom rough-in, provides plenty of opportunity to add even more living space in the future. Located just steps from schools and playgrounds and close to Cranston’s community amenities, this home combines location, space and value. With detached homes featuring attached garages becoming increasingly difficult to find at this price point in Cranston, this is an opportunity you won’t want to miss!

There’s so much conversation around interest rates, market shifts, timing, and investment strategy right now… and while all of those things matter, I think sometimes we forget the deeper value of a home.

It’s where your life happens.

It’s slow mornings in the kitchen, kids running through the backyard, late night conversations at the island, dogs waiting at the front door, holiday dinners, hard seasons, fresh starts, and all the little ordinary moments that eventually become the memories we miss the most.

Markets will always move. They rise, they fall, they adjust. But the value of having a place to gather, grow, and build a life? That part never really changes.

That’s the part of real estate I’ve always loved most.

Ahhh the million dollar question (sometimes quite literally). There are so many variables that would need to be addressed but at the risk of sounding like a cheesy salesperson…I think we can all agree that paying down your own mortgage is always better than paying someone else. So if this is a question about getting into the market…I almost always say yes. If this is a question about making a change to the home you currently own? That’s where we might want to dig a little deeper.

Regardless, if it’s on your mind and you have questions, I’m always here for a no-pressure conversation. 🫶🏼

One of the things I never want when marketing a property is for a buyer to walk in and feel deceived. The moment that happens, people shut down emotionally and start looking for problems instead of possibilities.

I can’t tell you how many times I’ve heard buyers walk into a home and immediately say, “It felt so much bigger in the photos.”

Good real estate photography should absolutely highlight a home in its best light, but in my opinion, the goal isn’t to exaggerate the space. It’s to help buyers understand the flow, feel, and features of the property before they walk through the front door.

It's important to make sure windows aren’t blown out so buyers can actually see the view from inside the home. I want the lighting to feel natural and even so it enhances the space rather than distracts from it. And I try to include enough photos that buyers can understand how the home connects and lives as a whole.

That said…sometimes it’s also important to leave a little something to discover in person. There are features that simply can’t be captured properly online and certain rooms that might not photograph well but feel wonderful once you’re standing in them.

The goal is always the same: for buyers to walk in and feel pleasantly surprised, not disappointed.

Real estate is built on trust and I think marketing should reflect that too.

P.S I'm a big fan of as their photographers all have an incredible eye for getting the best possible shot for all my listings.

I remember hearing tell some clients once that there are three-first impressions when a buyer drives up to your home. He chuckled and pointed out the obvious contradiction but he made a really good point and it has stuck with me since.

The 1st impression is when they roll up to your house and take everything in. Is the grass cut? Trash cans put away? An unkept front yard can be an immediate turn off.

The 2nd impression is when the buyer is standing at the front door. He noted that this is the only time that the buyers are standing still while they wait for their agent to get the key out of the lockbox and it's when they take everything in. And whether its conscious or subconscious, they are judging your home. Are there cobwebs? A dirty welcome mat? Paint chipped off the paint of the front door? Lightbulbs burnt out? This will absolutely influence HOW they view the home when they go through it. A beautiful front entrance will put buyers at ease . A neglected one has them subconsciously looking for problems inside.

Impression 3 - when you open the front door. Do they feel deceived from the photos they saw online OR are they pleasantly surprised. Tom always said (and I have repeated it many times since)...the fatal mistake in real estate is to over promise and underdeliver.

So yes, while there is really only one first impression here, I think this was such a great way of breaking down the importance of what those moments to buyers look like and how it can impact the viewing of the home.

Thank you for all the wisdom you passed on, Tom. Some of it did really sink in. ;)
