What will this home actually cost once selections are made?

“How much do I need to buy my first home?”

Most people immediately think about the down payment.
But that's only part of the answer.
There are costs before closing, costs at closing and, very quickly, costs that come with actually moving into and owning the home.
That's why I like buyers to look at the full picture before deciding what they can comfortably spend.
The goal isn't simply to qualify for the home.
It's to still feel financially comfortable after you get the keys. 🔑

One thing we always encourage buyers to do?

Look beyond the property line.
Drive around the neighbourhood.
Check your commute.
Find the closest grocery store.
Look at the parks, pathways, schools and amenities.
Maybe even come back at a different time of day.

Because once you live there, all of those things become part of your home too.
A beautiful house can get your attention.
A location that works for your everyday life can make you want to stay. 🏡
