📊 Calgary Real Estate Market Update | September 2026

Calgary’s market held fairly steady in September, but we continue to see a noticeable difference depending on property type.

Sales reached 1,650 homes, down just 4% from last year. Months of supply remained just under 4 months, while the overall benchmark price came in at $566,700, about 1% lower than last September.

🏠 Detached: Balanced | ↓ 1%
🏘️ Semi-Detached: $685,200 | Relatively flat
🏡 Townhomes: $412,400 | ↓ 6%
🏢 Apartment Condos: $291,400 | ↓ 8%

Detached homes were the bright spot this month, with sales actually up more than 4% from last year and conditions remaining relatively balanced.

Condos and townhomes continue to tell a different story. Higher inventory and competition from new construction and rentals are giving buyers more choice and putting downward pressure on prices.

For buyers, there’s more selection and negotiating room, particularly in the higher-density market. For sellers, pricing correctly for your specific property type and neighbourhood continues to be key.
