📊 Calgary Real Estate Market Update | July 2026
July continued the trend we've been seeing over the past several months—a more balanced market with more options for buyers.
Overall, Calgary saw 1,904 sales, down 9% from July last year, while new listings also slowed. With more inventory available, the market now sits at about 3.5 months of supply, giving buyers more choice than we've seen in quite some time.
The biggest story continues to be the condo market.
🏢 Apartment condo prices are now down just over 8% compared to last July as a large amount of new construction and increased rental supply continue to put pressure on prices.
Detached homes, on the other hand, have remained much more stable, with benchmark prices down less than 2% year over year.
Semi-detached homes are holding steady, while row townhomes have softened as buyers have more options.
What does this mean?
➡️ If you're buying, there are some excellent opportunities—especially if you're looking at condos or townhomes. Buyers have more negotiating power and more inventory to choose from.
