There are the upgrades you see… and then there are the upgrades you’re really going to appreciate once you own the home. 👏🏼

This is a home that was truly built to be lived in for the long haul — which means virtually every update you can imagine has already been taken care of.

And I’m not just talking about the pretty stuff.
Some of the most valuable upgrades in a home are the ones buyers can easily overlook because they aren’t necessarily Instagram-worthy… until you realize the cost, inconvenience and hassle involved in adding them yourself.

✨ New windows
✨ Shingles
✨ Hardie Board siding
✨ Furnace + hot water tank
✨ A/C
✨ New deck + fence
✨ Solar panels
✨ Water filtration system
✨ Germicidal UV light + in-duct UV air purification
✨ HVAC UV light system
✨ And perhaps one of the biggest sighs of relief in Calgary real estate… NO POLY-B.

Those are the behind-the-scenes upgrades that make owning a home easier.

And then there are the ones you notice the second you walk through the door. 😍

A show-stopping waterfall island. Wall oven. Open-concept layout. In-floor heat throughout all the bathrooms, entrance AND laundry room.

Custom closet built-ins. Gorgeous wall panelling. And thoughtful finishes everywhere you look.

This wasn’t a home renovated to simply look good for resale.
Every detail was handpicked with intention, every upgrade was made with longevity in mind, and the result is a home where the beautiful work AND the expensive work have already been done.

All that’s left to do is move in and enjoy it. 🤍

🏡 10 Things Every Home Should Have
Some things you don’t think about… until the moment you REALLY need them. 😅 Save this list for your home!

🔨 1. Basic Tool Kit
Hammer, screwdrivers, pliers, tape measure & utility knife.
🧯 2. Fire Extinguisher AND Fire Blanket
Keep one somewhere easily accessible—especially near the kitchen.
🩹 3. First-Aid Kit
Because cuts, burns and little accidents happen!
🔦 4. Flashlights + Extra Batteries
You’ll be thankful for these during the next power outage.
🚽 5. Plunger
Trust me… buy this before you need it. 😂
🪜 6. Step Stool or Small Ladder
For light bulbs, high cupboards and all those little home projects.
🧹 7. Basic Cleaning Supplies + Vacuum
The not-so-glamorous home essentials.
🔌 8. Surge Protectors + Extension Cords
Because somehow there are never outlets where you actually need them.
🚨 9. Carbon Monoxide Detectors
An important home safety essential—make sure yours are installed and working properly.
💧 10. Emergency Essentials
Water, shelf-stable food, a phone power bank and other basics for unexpected situations.

✨ HOMEOWNER TIP: Save this post and do a quick check around your house. How many of these 10 do you already have?

🏡 And if you’re moving into a new home, consider this your unofficial move-in checklist!

Summer Vacation, Part 2 ☀️

We headed to my hometown to stay with my parents, where we got to spend time with my beautiful niece Tylie, Jennie, and James. We also caught up with some good friends I hadn’t seen in forever.

It’s crazy how quickly the YEARS pass!
Tanner loved helping Nana and Papa with their daily chores. Watering their massive garden and feeding all the birds, rabbits, and squirrels.

And of course, Papa’s garage was a BIG hit! Tanner was in heaven checking out all of Papa’s cool cars and would have happily spent all day out there. 🚗❤️

We sure miss the slower pace, simple joys, and quality time that small-town life gives you. 🤍

Summer Vacation Part 1 ☀️

We kicked off our summer by introducing Tanner to his great-grandparents. 🥹❤️

Then it was off to the lake for some much-needed family time filled with cousin adventures, fishing, sun tanning, boating, golf cart rides, and of course, amazing food. ☀️🎣🚤💛

A huge thank you to Shannan for hosting all of us! 🥰 We had the best time and I think this just might have to become an annual tradition. ❤️
