šŸ”Ž Inspector’s Toolkit – Binoculars

Not every part of a house is safe—or practical—to get close to.
That’s where binoculars come in. šŸ‘€

I use them to get a closer look at areas that are difficult to access, especially from the ground:
šŸ  Roof shingles and flashingļæ½
🌲 Roof penetrations and vents
🧱 Exterior siding and masonry
šŸ’Ø Chimneys and vent terminationsļæ½
šŸ”§ Other details that are simply too high or too far away to inspect closely

Binoculars obviously don’t replace getting up close when it’s safe and accessible, but they can provide valuable information without taking unnecessary risks.

Sometimes a few extra seconds of looking through binoculars can reveal a detail that would otherwise be easy to miss.

šŸ‚ Is your home ready for fall?

Before winter arrives, take a few minutes to check the basics: gutters, roof, furnace, windows, exterior taps, smoke & CO alarms, and more.

I put together a quick Fall Home Preparation Checklist you can save, print, or share with a homeowner who might find it useful. šŸ‘‡

A few minutes now could save you a headache later!

⚔ The Inspector's Toolkit: Non-Contact Voltage Tester

One of the smallest tools in my bag can provide a very important warning! āš ļø

A non-contact voltage tester helps me check whether electrical voltage may be present without directly touching the conductor.

I use it as an extra safety tool when working around outlets, switches, wiring, and other electrical components.

But it’s important to remember: it’s a screening tool, not a replacement for proper electrical testing.

The right tool is only useful when you also understand its limitations.

šŸ’¬ What’s one small tool you always keep handy because you never know when you’ll need it?

šŸ“ The Inspector's Toolkit: Measuring Tape

Sometimes you need technology to find a problem. Other times, you just need to measure it!

A measuring tape is one of the simplest tools in my inspection bag, but I use it regularly to check things like:
šŸ  Egress windowsļæ½
🪜 Stairs, guards & handrails
šŸ“ Equipment clearancesļæ½
🧱 Attic access & insulation depth

Measurements also make the inspection report more useful. Instead of saying something is ā€œtoo lowā€ or ā€œtoo small,ā€ I can show the actual measurement and help put the finding into context.

Sometimes the simplest tools provide the most useful information. 😊

šŸ’¬ What’s something in your home you’ve never measured—but probably should?

⚔ The Inspector's Toolkit: Receptacle Tester

Sometimes a tiny tool can tell you a lot!

A receptacle tester plugs into an outlet and quickly checks for common wiring issues like:

šŸ”Œ Open ground
šŸ”Œ Open hot
šŸ”Œ Open neutral
šŸ”Œ Reversed polarity

I use one throughout an inspection to check accessible outlets around the home.

But there’s an important lesson: the problem isn’t always at the outlet itself. A wiring issue elsewhere in the circuit can cause multiple outlets to show a fault.

The tester helps identify the symptom, but finding the cause may require further investigation.

šŸ’¬ Have you ever plugged something in and discovered an outlet wasn’t working as expected?

šŸ”§ INSPECTOR TOOLS: ONE OF MY MOST USEFUL ACCESSORIES

Some of the most useful inspection tools aren't necessarily the big or expensive ones.
One of my favourites is this simple magnetic bit holder for my cordless drill. 🧲

It’s incredibly handy when I need to remove screws from electrical panels, access panels, or other components during an inspection.

But the best part? The magnet!

Not only does it keep my drill bit ready to go, but I can also stick the screws I’ve removed right onto it while I’m working.

That means:
ļæ½āœ… The screws stay together
ļæ½āœ… I know exactly where they areļæ½
āœ… Less chance of dropping or losing themļæ½
āœ… Easy to put everything back where it belongs

It’s a small accessory, but one I use constantly—and one that makes inspections just a little more efficient.

Sometimes it's the simple tools that earn a permanent place in the toolbox. šŸ”

What’s one small tool or accessory you use all the time that you wouldn’t want to work without?

šŸ”§ Home Inspection Tools: The Cordless Drill

A cordless drill might not be the first tool you think of when you hear home inspection, but it has earned a permanent spot in my inspection bag. šŸ”©šŸ”‹

I use it when I need to remove or reinstall accessible fasteners so I can get a better look at something during an inspection.

It can be especially useful for:ļæ½
• Removing access panelsļæ½
• Opening easily removable coversļæ½
• Checking areas that are otherwise difficult to inspectļæ½
• Reinstalling components after inspection

The key is knowing when to use it—and when not to. An inspection isn't about taking things apart just to see what's inside. I only remove components when they are readily accessible and doing so is appropriate and safe.

And, of course, a cordless drill is also handy for those little unexpected jobs that come up throughout the day. Sometimes the simplest tool is the one you reach for most often!

šŸ’¬ What tool do you think every home inspector should have in their toolbox?

šŸ”§ Home Inspection Tools: Gas Leak Detector

Natural gas has a very recognizable smell, so you can often detect a gas leak with your nose. šŸ‘ƒ

But what happens when the leak is very small or you’re not completely sure what you’re smelling?

That’s where my gas leak detector comes in. šŸ”Ž

I mainly use it as a verification tool. If I suspect a small leak around a gas appliance, connection, or fitting, the detector can help confirm that there is combustible gas present.

It gives me another piece of evidence to support what I’m seeing or smelling—and that can make a big difference when documenting an inspection finding.

I may check areas such as:ļæ½
• Gas appliance connections
• Gas lines and fittingsļæ½
• Furnace and water heater areasļæ½
• Gas fireplacesļæ½
• Other accessible gas components

Of course, a gas leak detector is not a replacement for professional leak testing or gas-fitting work. If a leak is suspected, the appropriate next step may be further evaluation by a qualified professional.

šŸ’” BONUS TIP FOR CALGARY HOMEOWNERS
ATCO offers a free annual safety check for furnaces and other natural gas appliances. It’s a great way to have your gas appliances checked regularly.

šŸ’¬ Have you ever had a gas leak detector confirm something you could barely smell?

šŸ”§ The Inspector's Toolkit: Inspection Mirrors

Sometimes the biggest challenge during a home inspection is simply seeing what’s difficult to see. šŸ‘€

That’s where inspection mirrors come in!

I carry multiple mirrors in different sizes to help me look behind, underneath, and around components that are difficult to access.

They’re useful for checking things like:
šŸ” The back of pipes and fittings
šŸ” Areas underneath mechanical equipment
šŸ” Tight or awkward spaces

And yes, I carry backups too. 😊

Sometimes you don’t need more technology—you just need a better angle.

šŸ’¬ What’s the most difficult-to-reach area you’ve ever found in a home?

šŸ”§ Home Inspection Tools: The Moisture Meter

One of the smaller tools in my inspection bag can tell me something I can’t always see: moisture. šŸ’§

A moisture meter helps identify elevated moisture levels in materials such as drywall, wood, and other building components.

During an inspection, I may use it when I see or suspect signs such as:ļæ½
• Water staining
• Discoloration
• Suspected leaksļæ½
• Damp areasļæ½
• Possible moisture intrusion around windows, plumbing, or other areas

The important thing is that a moisture meter is a diagnostic tool, not a crystal ball. šŸ˜„
A reading needs to be interpreted in context. Material type, location, temperature, and surrounding conditions can all affect the result. When something looks suspicious, the meter helps determine whether further investigation may be warranted.

It’s another example of how the right tool can help turn ā€œsomething doesn't look rightā€ into a more informed assessment.

šŸ’¬ Have you ever discovered a moisture problem in a home that wasn’t visible at first?
