Calgary Homebuyers Enjoy Big Savings as Prices Drop
In the current Calgary market, 85% of homes are selling below the asking price, with buyers seeing an average discount of 2.29%. Cheaper homes and condos are experiencing even bigger price reductions, while properties priced at a million dollars or more are still commanding offers above their list price. Although overall sales have dropped by 16%, there’s been an increase in luxury home transactions. Having marketed homes throughout Calgary and the surrounding areas, I keep a close eye on these shifts to help clients navigate changing trends—whether you’re searching for value opportunities or looking to list at the right moment.

Canadian Home Sales Slide 6.9% Yearly
We’ve seen some notable shifts in the Canadian real estate landscape lately. Mid-Q3 data shows home sales across Canada slipped about 1% month-over-month, and nearly 7% compared to last year. With the ongoing economic uncertainty and higher mortgage costs, it’s no surprise market activity has quieted down for many buyers and sellers. Prices held steady month-over-month but were down about 3% year-over-year, while newly listed properties actually saw a modest rebound of around 3% after several months of decline. The sales-to-new listings ratio softened to approximately 49%—further below Canada’s long-term average around 55%. Higher bond yields have been pushing fixed mortgage rates up, and with inflation risks in play, there’s a lot on the minds of those watching the market closely. At this point, there was a roughly 60% chance of an early Q4 rate hike being priced in, with over a percentage point of further tightening anticipated by 2027. Having worked with buyers and sellers throughout Calgary and the surrounding areas, staying on top of these shifts is essential for helping clients navigate their next move.

From offer to keys: a guide for Alberta homebuyers
Navigating Alberta’s homebuying journey, especially in Calgary and the surrounding areas, means more than just finding the right place—it’s about making each step count. Start by setting a budget that reflects both your mortgage qualification and the full scope of ownership costs. Next, take a close look at the property’s market value, outline any conditions you need, and clarify the sale terms before you submit your offer with a firm deadline. From there, negotiation plays its part. Once conditions are satisfied, it’s time to line up insurance, utilities, and moving plans ahead of your possession date. Having guided many clients through this process, I know how each detail shapes your experience.

Calgary Resales Take a Temporary Detour
We’ve seen Calgary’s resale housing market hit a brief slowdown in mid-Q3, with sales down 3.4% month-over-month and 11% compared to last year. The price index also slipped by 0.3% year-over-year. Rather than a sharp downturn, these numbers point to a softer, more measured cooling-off period. Economists point to renewed trade tensions as a source of uncertainty, and Calgary’s current dip fits the pattern of a short pause rather than a true reversal in momentum. This isn’t entirely new for our city—since late Q1, we’ve noticed resale activity diverging from national trends, and this split has lasted around six months. For many homeowners, slower price growth means less equity to lean on, especially as renewal pressures come up. With the central bank holding rates steady into late Q3 and some talk of a possible year-end hike, it’s important to stay informed about how these changes could affect your plans. As someone who works closely with Calgary homeowners and buyers every day, I’m always tracking these shifts to keep you equipped for what comes next.

Planning to buy or build
Whether you're dreaming of a new build or searching for the perfect resale home, taking the time to clarify your needs, preferred communities, and budget is essential. In my experience helping clients throughout Calgary and the surrounding areas, I always recommend weighing the total costs—think about not just the purchase price, but also ongoing expenses. Deciding whether to build or buy can be a big step, so consulting with experienced professionals and researching reputable builders is a smart move. Don’t forget to safeguard your new investment with warranties and the right insurance coverage. These steps help ensure your home journey is as smooth and secure as possible.

Calgary Housing Stays Resilient in 2027
Looking ahead to 2027, Calgary’s housing market demonstrates its trademark resilience. MLS sales are anticipated to reach 26,000—while this is just shy of 2025’s activity, it signals a rebound from the softer outlook for 2026. For those keeping an eye on pricing, the average is projected to hover around $645,000, a testament to the way robust new construction and increased supply are balancing out the continued demand from our growing population. Renters will notice more options on the market too, with rental vacancy expected at 5.8% thanks to a surge in new supply, bringing added flexibility for tenants. With housing starts forecast near 21,000 units, Calgary remains one of Canada’s most active cities for residential development. As someone who has marketed homes across Calgary and its surrounding areas, I’ve seen firsthand how our city adapts and grows—these numbers reflect both opportunity and stability for buyers, sellers, and renters alike.

Fall 2026 Housing Supply Report
Looking ahead to Fall 2026, it’s clear that Canada’s largest cities are still facing a significant housing supply gap—though Calgary and Edmonton are notable exceptions. As someone who’s helped clients navigate the Calgary market, I’m seeing firsthand how local construction momentum sets us apart. While construction activity is slowing in most places and affordability is under threat, Calgary’s steady pace continues to offer more possibilities for both buyers and renters. Rental housing is driving most of the new supply, but limited condo development means fewer paths to ownership. Addressing these challenges will require more housing starts and thoughtful infrastructure investment. Having worked in Calgary and the surrounding areas, I’m committed to keeping you informed about how these trends can impact your home search or investment decisions.
