If I had to summarize May in one sentence:

Inventory improved. Conditions became more balanced. Strategy matters more than headlines.

Here’s what stood out 👇

🏡 Detached homes continue showing resilience
Inventory improved, but many detached segments remain more competitive than people expect.

🏘️ Townhomes + semi-detached moved closer to balanced conditions
Buyers have more breathing room. Sellers are seeing fewer automatic outcomes.

🏢 Apartment + condo inventory remains elevated
This is creating some of the strongest negotiating conditions buyers have seen in years.

📍 Around the region: • Airdrie continued moving toward balance
• Cochrane remained surprisingly resilient
• Okotoks continues operating with tighter supply than many surrounding markets

My biggest takeaway:

This isn’t one market anymore.

Results can look completely different depending on: → Property type
→ Price point
→ Location
→ Timeline

That’s why broad advice like: “Wait until rates change” or “Now is the best time”

…usually misses the bigger picture.

💡 One idea I’ve been thinking about:

People often wait for uncertainty to disappear before making decisions.

But in real estate, clarity often creates confidence.

…but being terrified of making the wrong move.
