Interest Rate Update:
Regardless of what happens with the Prime Rate (next Bank of Canada Announcement is Sept 7) or future rate adjustments the feds may cook up, the lenders are going to start getting creative. If there are fewer deals out there for banks to get, they are going to be forced to get competitive with each other and you’ll see products & temporary rate games being played to get your business.
Banks need to lend money in order to make money. So, they will find a way and we will benefit.

Greater Calgary Market Update:
These are a few things I’m expecting to see:
1. The Greater Calgary Market to continue its strength. We have a lot of economic positives going on and we have a supply/demand situation that continues to stoke the fire.
2. We will see slight month-over-month price declines from now through to spring. I believe that, as a whole, we could see another 2-5% price easing before we commence with the next spring market. Most, if not all, will likely be felt in the detached market. As affordability continues to be a driver, more people will look to more affordable options like semi-detached homes, row homes & apartments.
3. Semi & row home market is very tight right now. You won’t see much in the way of deals at all. So much so that the sales-to-new-listing ratio has actually increased this month. Which simply means that the amount of sales relative to new listings is increasing.
4. Seasonally right now we will see fewer and fewer new properties come to market in the back half of the year. But this is happening while our sales are still near record high numbers. These two things coupled together will keep condos, rows and semis all in a seller’s market.
5. The comeback of the condo remains in full swing. Year-over-year sales are up 58% and this trend will likely continue. Watch this market continue to tighten as we proceed to Christmas.

Things to consider when settling your divorce.

☑️You may think of inflation and your divorce as negative but a positive is, the value of your tangible assets (such as your home) has also gone up 📈
☑️Use percentages in your divorce settlement instead of dollar amounts as amounts are changing constantly.
☑️Spouses receiving maintenance must also consider that what might seem like a sufficient amount of money today may not be enough to help them cover their expenses over the next 10 years. Consider adding a cost of living support adjustment.
☑️There will be no good time to get a divorce but make you aren’t making hasty decisions that you will regret later.

Do your homework and make sure you choose the right team when it comes to your financial situation when going through a divorce.

Banks usually require a purchaser to have a minimum of 1.5% of the purchase price available for closing costs (on top of deposit/down payment).

CREB® releases second-quarter housing market report and here’s a summary from CREB® Chief Economist Ann-Marie Lurie.

“With market conditions easing and a higher cost of borrowing, prices are expected to trend down in the second half of the year, offsetting some of the stronger than expected gains in the first half of the year,” said Lurie. “Despite the pullbacks, we anticipate that the annual benchmark price will remain higher than levels reported last year.”

Save this checklist for future reference so you can start getting your documents in order.

TIP: Take a photo of any of the documents if they are paper copies and either email them to yourself with "Documents" as the subject line or start a photo album on your phone.
