✨ You may have noticed a name change around here... and I figured it was the perfect excuse to reintroduce myself! ✨

Hi, I'm Samantha Costello! 🤍

A lot has changed over the past year. I got to marry my best friend and we recently welcomed our beautiful baby boy into the world. Life looks a little different these days, and honestly, I wouldn't have it any other way.

For those who don't know me, I grew up on beautiful Vancouver Island before making the move to Alberta in 2014. What was supposed to be a new adventure quickly became home, and I can't imagine living anywhere else.

If you've ever seen a dog walking around Chestermere wearing sunglasses, you've probably spotted my girl, Dixie. 🐾 She was recently diagnosed with Pannus, so she now rocks a pair of Doggles every time we're outside. She gets a lot of double takes, and I like to think she knows just how cool she looks.

One thing that hasn't changed through all of life's milestones is how much I love helping people find a place to call home. To me, it's never just about square footage or the number of bedrooms. It's about finding the home where your family will grow, where memories will be made, where your dog has the perfect backyard, and where your life simply fits. Every family looks different, and I genuinely love helping people find a home that matches their lifestyle.

📊 July Market Update

Inventory is on the rise! 🏡 With 6,917 homes on the market, supply has reached levels we haven’t seen since before the pandemic—especially in Calgary’s newer communities where growth is booming.

Here’s what stood out this month:
✔️ Inventory up across all property types
✔️ New listings climbed 8% (3,911 homes hit the market)
✔️ Sales slowed by 12% (2,099 homes sold)
✔️ Apartments now have the highest supply (4+ months)
✔️ Detached & semi-detached homes remain balanced (3 months of supply)

What’s driving the change? Higher inventory, economic uncertainty, and competition from new builds are shifting the market, giving buyers more options than we’ve seen in years.

📊 June Real Estate Market Update – More Options, Shifting Conditions 🏘️

Inventory levels in Calgary continue to rise! As of the end of June, we hit 6,941 active listings, climbing back to levels we haven’t seen since 2021—before the population boom. 📈

🔹 What’s changing?
More listings are hitting the market than homes being sold, especially in the row and apartment segments, where inventory is now 30% above long-term trends. Detached and semi-detached homes are seeing only modest increases in supply.

🔹 What does this mean for you?
Buyers now have more choice across resale, rental, and new homes. However, uncertainty, steady lending rates, and potential price adjustments are causing some to hit pause on their home search.

🏡 Price Snapshot:

Overall benchmark price: $586,200

Prices for apartment and row homes: ↓ Over 3% from last year

Detached homes: Stable

Semi-detached homes: Slightly ↑ from last year

📉 With nearly 4 months of supply, apartment and row-style homes are shifting into buyer-friendly territory, while detached and semi-detached markets remain balanced.
