It’s easy to be afraid of places you’ve only ever seen on the news.

I used to be that person too.
Listening to the warnings… the “be carefuls”… the “I would never go there.”

And then I started actually going.

And here’s what I’ve noticed…

The version of a place from a headline
and the version you experience standing in it
are rarely the same.

Because when you’re actually there…

It’s not headlines.
It’s a shop owner smiling at you while you fumble through ordering coffee.
It’s someone helping you when you look completely lost. It’s sharing a table, a laugh, a moment… with someone you met 10 minutes ago.

And you start to realize something pretty quickly

“Different” doesn’t automatically mean “dangerous.”

Some of the kindest, most generous people I’ve ever met have been in places people told me to avoid.

People who didn’t have much…
but still gave their time, their stories, their kindness without hesitation.

And that kind of experience?
It shifts something in you.

It makes you question what we’ve been taught to fear and what we’ve never actually taken the time to understand.

Now… that doesn’t mean throw caution out the window.

I still:
✔️ Do my research
✔️ Stay aware
✔️ Trust my gut

But I don’t let someone else’s fear
be the reason I don’t experience something for myself.

Because the truth is…

Some of the most meaningful moments in my life have come from the places I was almost too nervous to go.

So if there’s somewhere on your list that feels a little “unknown”…

Maybe don’t write it off just yet.

Go see it.
Experience it.
Decide for yourself.

Everyone keeps waiting for that moment…
👉 “THIS is when things get cheaper again.”

Yeah… this wasn’t it 😅

On April 29, the Bank of Canada hit pause… again.

And honestly? This is where people get tripped up.

Because when rates don’t change, it feels like nothing’s happening.

But behind the scenes… things are still tight.

Renters are still seeing higher rents
Landlords are still carrying higher costs
And homeowners are still stuck in that “do I wait or move?” phase

I’ve had so many conversations lately that all sound the same:
“Should I wait?”
“Will things drop?”
“Is now a bad time?”

And the reality is…
This market isn’t about timing it perfectly anymore.

It’s about understanding what’s happening and making decisions that actually make sense for your life right now.

Because even the Bank is saying it —
They’re watching closely, and the next move could go either way.

So no… nothing changed.
But that doesn’t mean nothing matters.

Calgary’s market is doing that thing again where the headlines say one thing… but the actual market tells a completely different story 👀

Because right now?
🏠 Detached homes in many areas are still tight and competitive.
🏢 Condos are sitting with much higher inventory and more buyer leverage.
🧱 Row homes are somewhere in the middle depending on the district.

So when people ask me:
“Is it a buyer’s market or a seller’s market?”

My answer is usually:
“Yes.” 😅

April’s numbers showed more listings, more inventory, and less urgency from buyers compared to the last few years. But the interesting part is HOW different the conditions are depending on the property type and area of the city.

That’s why strategy matters way more than timing right now.

You don’t need to rush into buying.
And you don’t need to stay stuck renting either.

You just need to understand what makes sense for your situation right now.

Because each phase comes with a different next step.

Some people should:
✔️ start prepping to buy
✔️ stay renting (on purpose, not by default)
✔️ restructure their finances
✔️ or turn their current place into an asset

The problem?

Most people are guessing.

The first few hours in a new country can either feel smooth… or chaotic.

These are the first 3 things I do every single time to keep it simple:

1️⃣ Get connected
Internet first. Always. Nothing works without it.

2️⃣ Figure out transportation
How am I getting around? Train, Uber, transit pass; know this early.

3️⃣ Find a grocery store
Water, snacks, something for the next morning. It makes everything easier.

It’s not flashy… but it works.

Good travel (and honestly, good life decisions) comes down to removing friction early.

Do these first and the rest of your trip flows a lot better.

You think you’re “just renting”… but you’re actually in a phase 👀

And I can usually tell which one within the first 5 minutes of a conversation.

There’s the
👉 “one more year” (for the last 5 years 😅)
👉 the lifestyle lover who’s not giving up walkability for anything
👉 the “I could buy, I just don’t want to right now”
👉 the family trying to make space work
👉 and the accidental landlord who didn’t plan this… but here we are

Here’s the part no one really talks about…

Most people don’t stay in the same category.
They just get stuck because they’re not sure what the next move should be.

And that’s usually where I come in.

Not to push you to buy.
Not to tell you to stay renting.

Just to help you understand your options so you can make the right move when it actually makes sense for you.

Every neighbourhood has its own vibe — and honestly, that’s what makes helping people move here (or move around here) so fun.

One day I’m showing homes in Kensington grabbing coffee after ☕
Next day I’m in Mahogany talking lake life and summer nights 🌊
Then I’m in the NW where it’s all about space, families, and that “this just feels right” energy.

And here’s the truth…
There is no “best” community.
There’s only the one that fits your lifestyle right now.

That’s the part most people miss.

So now I’m curious…
