Calgary sellers gave up about $14,000 on a $600,000 listing in July. π΅
But that citywide number doesnβt tell the whole story.
In some neighbourhoods, sellers got their full asking price OR MORE.
Here are 6 of the top 10 neighbourhoods by sale-to-list ratio:
π North Glenmore Park - 104.38% of asking
Only 3 sales, but homes sold for more than 4% over list.
π Maple Ridge - 101.96%
7 sales.
π‘ Queensland - 100.82%
β±οΈ Parkdale - 100.15%
Homes sold in just 10 days.
π Lakeview - 100.12%
Average time on market: 9 days.
π― Charleswood - 100.00%
Right on asking.
For comparison, the Calgary-wide average was 97.69%.
That means on a $600,000 asking price:
Calgary average: seller gives up about $14,000
Riverbend, #10 on this list: seller gives up only about $2,600
And this wasnβt limited to one part of the city. The top 10 stretched across 6 of Calgaryβs 8 districts.
The takeaway?
There isnβt one Calgary real estate market.
Competition can look completely different from one neighbourhood to the next.
