Calgary's July 2026 market slowed down, with 1,904 sales (down 9% year over year) and new listings falling 15%, the steepest drop of 2026 so far. The benchmark price sits at $569,200, down 2% YoY.

Apartment condos are seeing the sharpest price correction at over 8%, driven by persistent oversupply and 17,000+ units still under construction. With nearly 5 months of supply, apartments have moved into buyer's market territory, while detached and semi-detached homes stay mostly balanced.

Demand has cooled, but it still runs stronger than the 2015 to 2019 period. Knowing which side of the market you're on changes the whole strategy.

Two infills on the same block can pour completely different foundations. The dirt underneath is doing the talking.

Same street, one lot takes a straightforward slab while the neighbour needs engineered piles, extra drainage, and a revised structural plan before framing starts. Different soil, slope, water table. Very different math.

Which Calgary neighbourhood actually fits your life? At the same budget, it often comes down to one trade-off: newer community or established area.

Newer communities give you newer homes, modern floor plans, and fresh infrastructure. The trade is a smaller lot and tighter spacing between houses.

Established areas flip that. Bigger lots, mature trees, and settled streets, though the homes tend to be older. New infills are showing up here too, so you're not locked into a dated house.

The part most buyers overlook: in established areas, even older homes are valued higher because of the land underneath them. That land holds and grows in value as new development and redevelopment continue around it. It's a strong long-term play, even if the house itself needs work. ๐Ÿก

A buyer in Hillhurst asked me last spring whether to chase a brand-new infill or the older character home four doors down. Same block. $300K gap.

They assumed the infill was the obvious win. It wasn't, and the conversation went somewhere she didn't expect.

Before we toured a single property, three questions changed their shortlist:

When do you actually need to be in? Infill possession dates in Hillhurst and Capitol Hill are tied to the builder's timeline and established homes close in 30-60 days. If you're carrying rent or coordinating a sale, that gap is real money.

How much surprise are you willing to absorb? New-build warranty covers the mechanical, the envelope, and the structure. A 1960s home in Capitol Hill might have great bones, but a $40K repair bill nobody flagged at the showing.

Are you buying square footage or buying a street? Infills in the $900K-$1.4M range usually win on layout and price-per-sqft. Established homes win on lot size, mature trees, and a block that already feels like home.

She ended up with the character home. A different buyer with the same questions ended up with the infill, both right answers.

Inner-city Calgary is active in the $600K-$1.4M range through June and July, and most buyers are looking at both options without realizing they're actually two different decisions.

Calgary's benchmark price sits at $572,500 and the city-wide average supply is 3.09 months, which makes the overall market look balanced. But if you are looking at apartment condos, inventory just hit 4.91 months ๐Ÿ“Š That is a completely different market.

Many buyers in mid-2026 are treating all property types as equally safe, but they are looking at the wrong numbers. While detached and semi-detached homes in Calgary remain incredibly tight, apartment condos have crossed directly into buyer's market territory. Conflating these two segments is causing some buyers to overpay, while others miss out on serious negotiating leverage.

The risk profile, negotiation strategies, and resale timelines are not part of the same conversation right now. In the condo segment, 4.91 months of supply means buyers have choices, room to negotiate, and the ability to add protective conditions back into their offers. On the other hand, the single-family market still requires swift, highly competitive action.

If you are planning to buy or invest in Calgary, you need a strategy tailored to the exact property type you want. Applying a single-family bidding playbook to an apartment condo will only cost you money!

Off-market deals aren't rare in Calgary. They're hidden. There's a difference.

Builders working on infill projects in Hillhurst and Capitol Hill often know which lots and finished homes are moving weeks before anything touches MLS. Sellers testing the waters quietly do the same. The properties exist. The question is whether your agent is in the conversations where they get mentioned.

That's the real gatekeeper. Not wealth, not status, not some velvet rope. Just network depth and whether your agent is actually picking up the phone and asking.

New listings in Calgary just dropped 7.7% year-over-year to 3,899, the sharpest annual pullback in new supply we've seen all year.

Active inventory tells the same story. 6,799 listings on the market, 2.1% below June 2025. It's the first month in 2026 where inventory is actually lower than the same month a year ago.

Here's the part that matters: the city isn't moving as one market. Detached ($750,500, down just 1.4%) and semi-detached ($694,600, basically flat with sales up 10.4%) are tightening in inner-city Calgary. Both are sitting around 2.5 months of supply.

Apartments are a completely different story. Benchmark $299,000, down 9.0% YoY, sales down 20.3%, and 4.91 months of supply. That's firmly a buyer's market.

West district is even posting positive growth (+2.0%) while North East sits at -7.3%.
